My top 2, that only require a bit of effort (sometimes a lot on older assets) and a lot of intention. 1. Triple check your make readies so the apartment is as close to perfect as possible prior to them moving in and then do more then hand them keys and point: - show them how everything works - walk the unit with them for the first time so if something did happen between that moment and the last time that unit was inspected, you can express shock and get someone there to fix asap 2. Fix things when they break, the first time you try to fix them, when you tell the resident to expect it to be fixed. We’ve fallen into this 48 hr to completion trap that often sets us up to fail in the resident’s eyes when we are often in scenarios that meeting that mandate is almost impossible. Instead - look to Uber for guidance. I’ll explain. Uber figured out that customers were much happier and less anxious to wait LONGER for a ride when they knew with certainty when it would arrive, much longer in fact, than to have the car arrive quickly but they were unaware if or when it would arrive. Certainty vs. the Unknown Most residents exist in the unknown and that’s why they get upset and is the #1 controllable reason that they move out
