Harnessing Tech and Data in Social Housing: A Shift Towards Proactive Efficiency In social housing, I’m increasingly intrigued about how tech and data create efficiencies and effectiveness within the industry. The Making Every Contact Count report highlights the power of using data to better understand the needs of residents and proactively address potential issues before they escalate. By gathering insights during every interaction—whether through routine visits or tenant feedback—we can move from a reactive approach to a proactive one. For example, identifying early signs of damp and mould through collected data allows us to act faster, improving residents' quality of life and reducing the cost and time needed for later repairs. What excites me the most is that we don’t need complex IT solutions to start seeing the benefits. With manual data collection and smart tech tools, we’re already able to enhance our operations, making daily tasks more streamlined and improving the overall management process. I read this white paper with interest and although a lot of the content resonated with me, I thought Kate did a brilliant job of articulating one of the main causes of social housing stigma. "Housing associations’ core purpose is to provide homes for people. A home is not a property, but a place where people live when they arrive back from work or society. It is where their family is based, and where they can relax and be themselves. Importantly housing associations do not deal with people or families in general, but with people in the context of their home. This is what makes us different from charities or social services. Our job is not to do anything for everybody, but simply to provide homes and the services associated with homes such as investment, repairs and communal cleaning. "In addition, the concept of home does something more for people than provide a safe haven. It affects our sense of self. By adopting a higher “lettable standard” we challenge stigmatisation, and our customers experience greater satisfaction with their quality of life. An aspirational home is not a “roof over our heads” - it confirms our social and personal worth, it aids self-esteem and the respect of friends, family and community. "Today’s housing associations routinely divide management of the home from the management of tenancies. An institutional segregation between the system, processes and staff teams that focus on people versus the systems, processes and staff teams that focus on buildings, undermines this fundamental view of a home. We have created two separate departments and two siloed system applications, between which information cannot be shared." #SocialHousingStigma
This has been published today by Kate Davies - Social Housing: Radical reform through better collaboration, interdependent working and technological innovation. It could be an important contribution to the discussion on housing associations and technology. Mainly focusing on housing stock, and how it can be improved to increase customer satisfaction, Kate discusses the issues that many social housing providers are grappling with. Three key issues this white paper focusses on are; 1. The issue of open data and common standards, which is a hot debate in the sector, one that we have been watching and contributing to with interest. Steve Dungworth of Golden Marzipan has been working with Kate to try to encourage HAs to collaborate and work together on creating a National Database of Social Housing. 2. The proposal for a platform that empowers residents to access the services they need directly. Technology can give control to residents in the majority of cases, so that those things that need to be considered and managed through a manual process are the exception. 3. Creating an accurate real time database of properties so that all interactions between tenants and the association are informed by the history and needs of, and plans for, the property. Meaning decisions are made based on accurate, up to date data, resulting in housing associations saving money and increasing resident satisfaction.
