Breaking news! The historic Palác Dunaj has been awarded first place in the Best of Realty competition in the "Reconstructed Offices" category 🎉 This prestigious distinction confirms that the reconstruction successfully combined the high standards of modern offices with respect for the original constructivist architecture of the Palace. 'Combining history with modern technology was a challenge, but it was definitely worth it. The proof is in the award in such a prestigious competition and the enthusiastic feedback from our tenants,' says Peter Noack. 'At Palác Dunaj we have retained the distinctive beige travertine cladding that gives the building its unique look, as well as the central atrium with its original paternoster and terrazzo floor. An extension with a sloping terrace is a new addition that blends in with the building and its surroundings. State-of-the-art technology was used to ensure efficient heating, cooling and a constant supply of fresh air'. - Michal Nečas adds. The nominations were decided by a twelve-member jury of experts from the Association for Real Estate Market Development (ARTN), members of professional associations, banks, urban planners, architects, market analysts and estate agents in the region. The award was accepted by Zeitgeist representatives: Peter Noack (Co-Founder and CEO) and Jaromír Zahrada (Asset Manager) from Best of Realty jury member Lenka Šindelářová (Head of Research & Consultancy at Knight Frank) and Petr Šimůnek, editor-in-chief of Forbes magazine, the competition's media partner. Palác Dunaj is located on the corner of Národní and Voršilská streets in the cultural centre of Prague, close to the National Theatre, Slavie Café and the Academy of Sciences of the Czech Republic. Zeitgeist Asset Management bought the original 100-year-old building in 2017 for a German pension fund, with the aim of modernising it while preserving its historical value. The newly renovated palace was opened in November last year. It offers a total of 6,700 sqm of prime office space and 2,000 sqm of retail and commercial space. Tenants include the National Representation of the European Commission and the Office of the European Parliament with an interactive centre, the European Investment Bank (EIB), the Czech Bar Association and the law firm CMS. #Award #FirstPlace #ReconstructedOffices #Prague #Offices

On United Nations World Cities Day, we wanted to shine a spotlight on the part we have played in shaping the skyline of Rotterdam in our home country, the Netherlands. In particular, four buildings with Scheldebouw façades are central to life in the busy port city: 🏙 Timmerhuis – one of the most energy-efficient buildings in the Netherlands and home to a museum, retail outlets, offices and luxury apartments 🏙 B-Tower – a 19-storey, 70m high residential building at the heart of the city centre 🏙 De Rotterdam – a riverside building conceived as a ‘vertical city’, housing offices, apartments, a hotel, conference facilities, shops and restaurants across a surface of around 162,000 sq m 🏙 Maastoren – the second tallest building in the Netherlands at 165m, commissioned as the Dutch headquarters of Deloitte We’re proud to play a part in creating buildings like these – striking visual landmarks that are also vibrant, sustainable, safe spaces for people to live, work and play. #Rotterdam #cities #WorldCitiesDay #PermasteelisaGroup #facades

In today's rapidly urbanizing world, green spaces in cities are more than just aesthetic enhancements—they are vital components of urban life. Urban green spaces, such as parks, gardens, and greenways, play a crucial role in improving physical and mental health, enhancing air quality, and providing essential ecological services. They also serve as crucial gathering places for community activities and social interaction. One standout example of urban green space done well is Chicago's Millennium Park. Originally a rail yard and parking lots, this area was transformed into a vibrant, multi-functional park that includes the iconic Cloud Gate sculpture (affectionately known as "The Bean"), the Crown Fountain, and the Jay Pritzker Pavilion, a venue for free music events and performances. Millennium Park is not only a green retreat in the heart of the city but also a space that actively engages the community with arts, music, and interactive installations. Another notable example is Singapore’s Gardens by the Bay. This futuristic park features innovative sustainable technologies and extraordinary botanical gardens, including the famous Supertree structures. It not only serves as a green lung for the city but is also a popular attraction for both locals and tourists, demonstrating the potential of green spaces to boost local economies through tourism. In Europe, Madrid’s Madrid Rio project transformed a major highway into a vibrant riverside park. This project has not only reclaimed the riverfront for pedestrian and recreational use but has also reconnected the city with its river, enhancing community well-being and biodiversity. These examples highlight how well-planned urban green spaces can be dynamically integrated into the city fabric, offering not just environmental benefits but also becoming beloved centers of urban life. They prove that when green spaces are thoughtfully designed to be accessible, engaging, and responsive to the needs of the community, they enhance the quality of city life immeasurably. What are other examples of urban green spaces done well? #UrbanPlanning #Sustainability #GreenSpaces #CommunityDevelopment #CityLife #UrbanParks

“Create an environment that mixes the body and the soul, because at the end of the day, our job is to create a space where you're going to feel better with yourself.” 🎙️ 🔹 Claude Kandiyoti, CEO of KREST REAL ESTATE INVESTMENTS, shared his vision for creating socially impactful real estate during an exclusive interview with Gustavo Favaron, GRI Club’s CEO & Managing Partner, during Portugal GRI 2024. Considering the future of real estate, Claude emphasises the need to rethink all aspects of the industry, advocating for creating spaces that allow for interaction and connection, as this is what the new generation are demanding. Office spaces must be flexible for the tenant to create their own environments, explains Claude, and they must ultimately provide places of work that are more appealing than homes, as this is the only way to successfully bring people back to the office. Claude also addresses his perspective on location: “I don’t believe in location. You can create the location if you have enough scale and you create a new dynamic. Of course, you have to have a hub, street, roads, good access, but it doesnt need to be a prime location.” 🔗 Watch the full interview with Claude Kandiyoti here: https://lnkd.in/dntGybMB #griclub #realestate #future #offices #portugal

Constantly improving the quality of urban spaces, reckoning our responsibility and crucial role as real estate investors, is one of our main commitments across Europe. In Milan, for example, this commitment comes true not only in 𝗖𝗶𝘁𝘆𝗟𝗶𝗳𝗲, one of the largest and most successful urban regeneration projects in Europe, but also in the 𝗖𝗼𝗿𝗱𝘂𝘀𝗶𝗼 area, where we are participating in the renovation of a crucial city center hub overlooked by several buildings in our portfolio. Thanks Corriere della Sera for capturing the importance of the public/private partnership in this project benefitting the entire city (https://lnkd.in/e_iMgrBS) Our involvement to urban development does not stop here: just steps away, we’re present in the renewal of 𝗖𝗼𝗿𝘀𝗼 𝗩𝗶𝘁𝘁𝗼𝗿𝗶𝗼 𝗘𝗺𝗮𝗻𝘂𝗲𝗹𝗲 and 𝗖𝗼𝗿𝘀𝗼 𝗜𝘁𝗮𝗹𝗶𝗮 with recently refurbished buildings. In 𝗣𝗼𝗿𝘁𝗮 𝗡𝘂𝗼𝘃𝗮, our The Corner building is a pivotal element of the requalification of Viale Liberazione. Last but not least, 𝗕𝗮𝘀𝘀𝗶 𝗕𝘂𝘀𝗶𝗻𝗲𝘀𝘀 𝗣𝗮𝗿𝗸 is positively contributing to the redesign of the Garibaldi/Farini neighbourhood with top-notch office spaces.
