The historic Palác Dunaj has been awarded first place in the Best of Realty competition in the "Reconstructed Offices" category 🎉 This prestigious distinction confirms that the reconstruction successfully combined the high standards of modern offices with respect for the original constructivist architecture of the Palace. 'Combining history with modern technology was a challenge, but it was definitely worth it. The proof is in the award in such a prestigious competition and the enthusiastic feedback from our tenants,' says Peter Noack. 'At Palác Dunaj we have retained the distinctive beige travertine cladding that gives the building its unique look, as well as the central atrium with its original paternoster and terrazzo floor. An extension with a sloping terrace is a new addition that blends in with the building and its surroundings. State-of-the-art technology was used to ensure efficient heating, cooling and a constant supply of fresh air'. - Michal Nečas adds. The nominations were decided by a twelve-member jury of experts from the Association for Real Estate Market Development (ARTN), members of professional associations, banks, urban planners, architects, market analysts and estate agents in the region. The award was accepted by Zeitgeist representatives: Peter Noack (Co-Founder and CEO) and Jaromír Zahrada (Asset Manager) from Best of Realty jury member Lenka Šindelářová (Head of Research & Consultancy at Knight Frank) and Petr Šimůnek, editor-in-chief of Forbes magazine, the competition's media partner. Palác Dunaj is located on the corner of Národní and Voršilská streets in the cultural centre of Prague, close to the National Theatre, Slavie Café and the Academy of Sciences of the Czech Republic. Zeitgeist Asset Management bought the original 100-year-old building in 2017 for a German pension fund, with the aim of modernising it while preserving its historical value. The newly renovated palace was opened in November last year. It offers a total of 6,700 sqm of prime office space and 2,000 sqm of retail and commercial space. Tenants include the National Representation of the European Commission and the Office of the European Parliament with an interactive centre, the European Investment Bank (EIB), the Czech Bar Association and the law firm CMS. #Award #FirstPlace #ReconstructedOffices #Prague #Offices

“Buildings that are classified as historic monuments and were built before 1900 are not subject to demolition. What about this? How can we use such facilities? They can be perfectly adapted and constitute added value,” said our colleague Rafał Przybył, regional manager of Vastint Poland, participating as a panelist in the PRES Polish Real Estate Summit 2024 conference in Zakopane. According to Rafał, “an old, dilapidated building can, for example, be built into a new hall. Combining classics with modernity is one of the solutions.” Rafał knows perfectly well what he is talking about, because in addition to leading the revitalization project of the Stara Rzeźnia in Miasto Poznań, he has in his portfolio – from the time before he started working at Vastint Poland – a very successful, award-winning revitalization of another Poznań icon of post-industrial architecture – Stary Browar. This was the fourth edition of this conference focusing on the hottest issues of the residential and office market and those sections of Polish real estate that escape traditional categorization. Meanwhile in #Poznań… revitalization works are underway of the first of the three buildings of #StaraRzeźnia - for those interested: these are the buildings which can be seen from the Garbary street. They once housed the plant management office, an employee kindergarten, a sales department and a concierge. The scope of work includes renovation of the facades, reconstruction of the internal layout, replacement of windows and roofs and complete replacement of the installation with adaptation to the new purpose. The comprehensive plan for the reconstruction of Stara Rzeźnia assumes restoring the splendor of historic buildings and transforming this quarter of the city into a coherent and architecturally interesting multi-functional complex with an estimated development area of over 80,000 m2. The central square will play a role of the social hub here: it will be surrounded by the original historical buildings, designed and built in 1900 by Felix Moritz, which will be preserved in their entirety. Post-industrial buildings and new development will be intended for offices, apartments, cultural facilities, shops, service and catering outlets. Thanks to the diversity of functions and the scale of the investment, a vibrant space will be created, conducive to social integration.
