On United Nations World Cities Day, we wanted to shine a spotlight on the part we have played in shaping the skyline of Rotterdam in our home country, the Netherlands. In particular, four buildings with Scheldebouw façades are central to life in the busy port city: 🏙 Timmerhuis – one of the most energy-efficient buildings in the Netherlands and home to a museum, retail outlets, offices and luxury apartments 🏙 B-Tower – a 19-storey, 70m high residential building at the heart of the city centre 🏙 De Rotterdam – a riverside building conceived as a ‘vertical city’, housing offices, apartments, a hotel, conference facilities, shops and restaurants across a surface of around 162,000 sq m 🏙 Maastoren – the second tallest building in the Netherlands at 165m, commissioned as the Dutch headquarters of Deloitte We’re proud to play a part in creating buildings like these – striking visual landmarks that are also vibrant, sustainable, safe spaces for people to live, work and play. #Rotterdam #cities #WorldCitiesDay #PermasteelisaGroup #facades

DO WE HAVE ENOUGH COMMERCIAL REAL ESTATE IN TALLINN? Last week, I led a discussion panel at a conference of Association of Estonian Real Estate Companies, where we spoke with Margus Kluge from Colonna, Ursel Velve from Mainor Ülemiste, and Tõnu Uustalu from Eften Capital about whether there are any commercial real estate segments that have an oversupply. It was a common understanding that the market does not need any new low-quality suburban office buildings. However, there is still demand for new Class A office buildings that have "character." Approximately 40% of the conference participants felt that there is too much retail space on the market. The panelists, however, maintained that the retail market is close to the "red line" but has not yet crossed it. On a positive note, all the panelists, along with the audience, agreed that there is still good demand for warehouses and stockoffice premises. Interestingly, Tõnu Uustalu also stated that Tallinn has enough hotel rooms, even though several new hotels are under construction. Today, I agree with Tõnu, but when looking at the bigger picture, Europe is becoming an open-air museum of planet Earth, and I believe that the tourism sector will grow in the coming decades. In terms of real estate investments in Europe, I already see that hotel deals are being made at the second-lowest yield after rental apartment buildings, which indicates that investors in larger markets view hotels as a safer investment than office or retail properties.

Breaking news! The historic Palác Dunaj has been awarded first place in the Best of Realty competition in the "Reconstructed Offices" category 🎉 This prestigious distinction confirms that the reconstruction successfully combined the high standards of modern offices with respect for the original constructivist architecture of the Palace. 'Combining history with modern technology was a challenge, but it was definitely worth it. The proof is in the award in such a prestigious competition and the enthusiastic feedback from our tenants,' says Peter Noack. 'At Palác Dunaj we have retained the distinctive beige travertine cladding that gives the building its unique look, as well as the central atrium with its original paternoster and terrazzo floor. An extension with a sloping terrace is a new addition that blends in with the building and its surroundings. State-of-the-art technology was used to ensure efficient heating, cooling and a constant supply of fresh air'. - Michal Nečas adds. The nominations were decided by a twelve-member jury of experts from the Association for Real Estate Market Development (ARTN), members of professional associations, banks, urban planners, architects, market analysts and estate agents in the region. The award was accepted by Zeitgeist representatives: Peter Noack (Co-Founder and CEO) and Jaromír Zahrada (Asset Manager) from Best of Realty jury member Lenka Šindelářová (Head of Research & Consultancy at Knight Frank) and Petr Šimůnek, editor-in-chief of Forbes magazine, the competition's media partner. Palác Dunaj is located on the corner of Národní and Voršilská streets in the cultural centre of Prague, close to the National Theatre, Slavie Café and the Academy of Sciences of the Czech Republic. Zeitgeist Asset Management bought the original 100-year-old building in 2017 for a German pension fund, with the aim of modernising it while preserving its historical value. The newly renovated palace was opened in November last year. It offers a total of 6,700 sqm of prime office space and 2,000 sqm of retail and commercial space.
