Read about the current situation in the #PRS market in Poland in PwC's latest report 'Institutional leasing - a favorable environment for new deals', which we had the pleasure of co-authoring. The private rental sector in Poland is growing at a very fast pace. According to research conducted for the report, there are currently more than 19,000 units on the market for institutional leasing, an increase of 32% over the past months. According to forecasts, the number of completed units could rise to nearly 80,000 by 2028. Interestingly, the #Polish PRS market has seen an increase in the number of apartments outside of Warsaw, mainly in the Tri-City, where there are currently more than 2,300 units under construction, up 181% from the second half of 2023. This brings optimism, seeing how great results can come from cooperation between governments, administrations and the private sector, especially in the area of real estate. The business breakfast at the Berlin Capital Club was an example of just such an initiative. During the meeting, Berlin Mayor Kai Wegner sent a clear message that more private capital should be tapped for Berlin, especially in light of the city's current situation. Zeitgeist Asset Management just recently received the decision of the City to start the process for a zoning plan for the project in Hohenschönhausen “27 Hektar Möglichkeiten”. Our Polish PRS projects are gaining momentum. This year, we completed three residential developments with a total of 380 apartments. Two of them - Barbary 6/8 and Wrzesińska 2 HOME by Zeitgeist in Warsaw - involve the revitalization of unique historic buildings, of which we are particularly proud. We are pleased that the market appreciates our commitment, as evidenced by our being named one of the three #PRS Leaders at the Warsaw #Eurobuild #Awards gala. Thank you for this recognition. We've just had the rare opportunity to introduce our heritage-protected projects at the XVI Conference on Conservation and Architecture in Warsaw, held on 20-21 November. The event, attended by more than 250 people, showcased the most historically valuable realizations that are changing the face of major Polish cities today. Klaudia Ozcelik and Dorota Gołębiewska presented good practice in preparing a building under strict conservation care for redevelopment, using the example of the Telephone and Telegraph Office at 45 Nowogrodzka St. in Warsaw. Our second project was the revitalization of the main post office in Krakow, which will be underway soon. Restoring the splendor of this magnificent building poses many challenges, including those of a design nature. The topic was brought closer by Tomasz Dabrowski and Michał Rudnicki from @BE Architects Krakow. The conference concluded with a debate among experts and practitioners on the responsibility of developers for the shape of Polish urban planning, attended by Tomasz Dabrowski. Kinga Nowakowska, Anna Watkowska, Piotr Grochowski and Mariusz Scislo it was a pleasure to have the opportunity to have this discussion at your company. The first day of the conference, 'Między ortodoksją a kreacją’ will feature a 👉 discussion on the responsibility of developers for the shape of Polish urban planning. Tomasz Dabrowski together with Kinga Nowakowska, Anna Watkowska, Piotr Grochowski, Mariusz Scislo and Maciej Zajdel will take up the topic of restructuring degraded urban buildings and talk about how to integrate them into the existing urban fabric and positively influence the reconstruction of entire neighboring urban areas. On November 20, we invite you to a lecture entitled 👉 'The Main Post Office Building in Krakow - a return to splendor. Presentation of the reconstruction and adaptation of a historic building.', which will be presented by Tomasz Dabrowski (Zeitgeist Asset Management) and Michał Rudnicki (Baumschlager Eberle Architekci Kraków). The speakers 👉 introduce the concept of revitalizing the interior and facade of this extremely valuable building. The presentation will take place as part of the 👉 conservation and architectural conference 'Między ortodoksją a kreacją'. The Main Post Office at 2 Wielopole Street in the center of Krakow - a beautiful and iconic building - will soon gain new life through revitalization carried out by ZEITGEIST Asset Management. The former offices and vacant buildings will be replaced by a high-end hotel with a new interior courtyard. It is intended that the future hotel will be an open and resident-friendly. The building is an important landmark of historic Krakow. It was built between 1887 and 1889, designed by Franz Setz. Over time, the edifice has served various functions, it has been rebuilt many times, and the facade, originally finished with stucco, has been covered up with other materials. In the 1930s, the post office was renovated and expanded according to a design by Frederick Tadanier, a Krakow architect of the modernism era. Subsequent reconstructions, carried out in the years of the PRL, destroyed many elements of the old architecture, and the addition of a modern hotel in place of the Pareński Palace changed the urban context. After the building's change of ownership in 2019, stratigraphic and excavation research was conducted in the post office building under the direction of conservator Bożena Boba-Dyga and architectural research by Dr. Anna Bojaś-Białasik. A total of 729 probes and excavations were carried out during the research. The knowledge gained from these surveys allowed architects from the Baumschlager Eberle studio to design a concept for the renovation, taking into account the most historically important elements.
