Northlake Commons opened this year in Seattle, Washington, and brilliantly showcases the superior beauty of mass timber in modern office design. Timberlab was the project's mass timber fabricator and installer, delivering 1,394 custom glulam pieces. Kalesnikoff provided over 500 CLT panels. Nestled along Lake Union in Seattle, the project opens to a popular greenway and features 60,000 square feet of outdoor terrace deck space. Weber Thompson designed the project with a biophilic mindset, the tall glulam columns replicating the feeling of walking through a Pacific Northwest forest. This project was a highlight and a joy to work on. Thank you to the fantastic project team that helped bring Northlake Commons to life. Swinerton has completed the transformation of International Marketplace's newest anchor tenant in Waikiki. The extensive renovation has converted the former Saks Fifth Avenue location into Target's newest retail destination, delivering the project in time for the December shopping season. The three-story renovation integrates modern retail amenities with design elements that celebrate Hawaii's rich cultural heritage, creating a shopping environment that serves both local residents and visitors to Waikiki's historic retail district. The 2024 Fall Giving Challenge demonstrated Swinerton's deep commitment to strengthening local communities. Employee-owners across the nation participated in diverse activities ranging from virtual runs and pickleball tournaments to creating cards for seniors and veterans and constructing bookcases and beds for those in need. While structured as a friendly competition, the initiative's impact extends beyond Swinerton's walls. Over 1,000 employee-owners contributed over 3,500 volunteer hours and donated $86,000 to 67 charitable organizations. With Swinerton's matching program, total donations will exceed $211,000. Thank you to all our employees for your incredible efforts. We look forward to next year's challenge!

Swinerton is proud to break ground on the new headquarters for virtual reality and technology design firm, KAALO. Utilizing this space as both a full-scale office hub and event space, Kaalo’s new studio is uniquely designed to bring in clients to showcase their technology and design capabilities. The building features a 200-person event auditorium for large-scale presentations, collaborative office spaces throughout the building, and an above-ground 10,000-square-foot parking structure. After 13 years of dedicated service, Executive Vice President and National Director of Self-Perform Scott Conrad is retiring. Under his visionary leadership, Swinerton's self-perform capabilities grew from $285M to $673M in revenue, with projections nearing $800M for 2025. Scott's legacy includes expanding our national presence, revolutionizing our mass timber capabilities through Timberlab, and championing what he calls "the Builder's Gene"— the cultural thread that unites our teams. Swinerton is providing general contracting services on $17.2 million in infrastructure upgrades and renovations at two Cobb County schools. The projects include a $15.4 million transformation at Harrison High School and $1.8 million in improvements at Russell Elementary School. Through extensive preplanning and collaboration with trade partners, our teams will minimize disruption to student learning by strategically phasing construction during school breaks. Projects will be completed in time for the 2026-27 school year. "Our work on schools is among our most meaningful," notes Derek Mosiman, Vice President and Division Manager of Swinerton's Atlanta division.
