Development Assemblage, With Eight-Story Landmarked Building, Acquired At 226-232 East Broadway, Lower East Side

The Ascend Group has acquired the eight-story, 44,000-square-foot former nursing home and individual landmark at 228 East Broadway, the four-story, 16,000-square-foot office building at 232 East Broadway, and the vacant plot at 226 East Broadway, all for $47.5 million. Plans for the Lower East Side assemblage have not been disclosed, although the Lo-Down has obtained a feasibility study on the site, by Space4Architecture, that includes two new 13-story mixed-use buildings.

Manhattan is on its way to getting a new historic district. On Tuesday, the Landmarks Preservation Commission calendared designation of the Sullivan-Thompson Historic District.

18-Story Office Building Rises at 412 West 15th Street in Meatpacking District

One of the largest new office projects in the Meatpacking District is finally taking shape. Rockpoint Group is knitting together historic warehouse buildings and new steel and glass at 412 West 15th Street, and photographer Tectonic has the latest on the site between Ninth and Tenth avenues.

Excavation Work Underway For 12-Story, 110-Unit Mixed-Use Project At 79 Avenue D, East Village

Excavation work is underway on the site of a planned 12-story, 110-unit mixed-use building at 79 Avenue D, in the Alphabet City section of the East Village. The developer, L+M Development Partners, has also secured $52.8 million in construction financing. The latest building permits indicate the project will encompass 114,422 square feet and rise 120 feet above street level, not including the bulkhead.

NYU Plans 23-Story Building to Replace Coles Sports Center, 181 Mercer Street

A year ago, New York University shut down the Coles Sports Center, the aging, two-story gym at the corner of Bleecker and Mercer Streets in the Village. Now the school has filed plans for its replacement, a 23-story, mixed-use tower with classrooms, dorms, new athletic facilities, and community space at 181 Mercer Street.

15-Story Dormitory To Be Converted Into Rental Apartments At 106 Fulton Street, Financial District

DSA Property Group is planning to convert the 15-story, 75,000-square-foot dormitory at 106 Fulton Street, in the Finaicial District, into rental apartments. The project will consist of a “light renovation” of only the living spaces, Commercial Observer reported, ensuring that the apartments will be able to be rented at affordable rates. The ground floor contains 3,543 square feet of retail space leased to Burger King through 2020. DSA acquired the dormitory from Pace University for $51.1 million earlier this month. A $45 million acquisition loan was also recently secured.

On Tuesday, the Landmarks Preservation Commission heard two different applications to convert structures in the West Village from three units to single-family use. The first was approved. The second, far more visible and controversial, was not approved.

Arcologica To Design Single-Family Conversion Of Three-Story Building At 138 West 11th Street, Greenwich Village

The chief executive officer of telecom company Altice, Dexter Goei, has filed applications to convert the three-story, 11-unit residential building at 138-140 West 11th Street, in Greenwich Village, into a single-family mansion. The plans were initially revealed over the summer when Goei acquired the 12,000-square-foot property, but the alteration permits offer additional details.

First Look: 20-Story, 112-Unit Mixed-Use Building Under Construction At 91 Leonard Street, TriBeCa

A schematic diagram has been revealed of the 20-story, 112-unit mixed-use project planned at 91 Leonard Street, a.k.a. 351-355 Broadway, in TriBeCa. YIMBY initially reported on building applications nearly a year ago. Now YIMBY can report that foundation work is underway, as well, as seen in a photo posted to the YIMBY Forums.

New Mixed-Use Tower Revealed at 74 Trinity Place, Financial District

The site at 68-74 Trinity Place has been one of the more notable recent demolitions in the Financial District, with the building coming down over the course of the past year. The site’s owner, Trinity Church, had previously planned a condominium building designed by Pelli Clarke Pelli. While those plans were shelved earlier this year, we now have new renderings of what will replace it.
