Looking ahead to 2025, and a way of thinking about the future. Sometimes we need to design the first building, sometimes we need to start again, but wherever we can, we repair, restore and find creative ways to give existing buildings new life. Next year, we plan to share more of these stories of restoration and reuse, from grand homes and offices to humble details; the join in a timber, the pattern on a piece of silk, and then up to the scale of a whole street. #retrofit #repair #restore #renewyear

About us
CDA was founded in 2004 by Chris Dyson, a former senior designer at Sir James Stirling and Michael Wilford Associates, and more recently at Sir Terry Farrell and Partners. The practice is based in the historic Spitalfields area of London, where Dyson has lived and worked for 20 years, and where many of the practice's early projects are located. We have a diverse portfolio of projects across Europe and Asia, from small private commissions to public buildings and urban planning proposals. There are two primary strands to the practice: the first is historic conservation architecture applying skills in intelligent conservation and sensitive building design to projects, and the second is grand architecture concerned with cultural and commercial commissions. We enjoy working on challenging projects of all scales, including many historic listed buildings. We pride ourselves on a high degree of attention to detail and a flair for innovative and modern design.

Not only are we completing audits for #BREEAM or planning, we have been completing more #reclamation audits closer to strip-out phase. Robert Smith and Oliver Lawson (our MI brokering team) can help reclaim value for these materials through reuse off-site (sales or donation) and assist in organising pickup and logistics. Material Index would like to introduce Olivia Daw, our Materials Audit Lead. As demand for #pre-demolition, #pre-refurbishment and #material reclamation audits increases, the Audit Team at MI is growing. Olivia started as one of the first MI employees this time last year and now leads an audit team of 5, where she is joined by Bora Malko, Niko Brewster, Leah Hartley and Felix McCabe. Olivia studied and registered as an Architect in Australia and developed an in-depth knowledge of construction working on projects of all scales from housing to public buildings. Her expertise in reuse and refurbishment projects was developed working with designers such as FIVE MILE RADIUS and OMA and Anna O'Gorman Architect. Enabling reuse in construction relies on three key aspects (1) knowing what is in your building, (2) identifying pathways, and (3) understanding how to disassemble, move, store & certify materials. The audit team works hard to digitise your projects prior to deconstruction so these materials can be managed responsibly. September and October have been especially busy months for us, with over 20 audits complete (over 280,000m2!) and several new pilot projects running. We love Olivia’s collaborative nature, she has recently been representing Material Index at Architects Climate Action Network (ACAN) events in London and loves to engage with the evolving Circular Economy landscape in London. One of my early 2000s jobs in London, to pay the rent until White Cube discovered me, was decorating corporate Christmas trees. It's not on my profile, but probably should be. We would get in the van at 4.30am, having loaded up with the trees and crates of decorations, stacked according to the clients' choice of red/gold or silver/blue. We’d drive around in the dark, installing and decorating as many tree orders as we could before the offices opened, so that people arriving for work could be surprised, delighted and not see any of this elf work behind the scenes. At 5pm, the three of us would start again, fulfilling as many after-work orders as we could before a bit of sleep. After a week, I was exhausted – and surprisingly, no better at decorating trees to the satisfaction of my very patient boss. In fact, I don’t think I enjoyed hanging a bauble again for a good decade. White Cube never found my student artwork, I didn't pursue floristry, but this year feels like it's been a good one in terms of work. Highlights include making a book with Max Lamb and friends; a small project with Foster + Partners that gave me the chance to go back and interview lots of friendly faces; collaborating with Chris Williamson, RIBA’s President Elect; helping STORE show off their beautiful pavilion during London Design Festival; helping Ricky announce some impressive milestones; the cycle to Greenwich for Mondays at DG Cities; all manner of lovely creative projects with Chris Dyson and the team, and more. There have been interesting new clients too, and new things ahead – more on that in 2025. Might have space for a little one, so if you’re a studio looking for help, get in touch. There have also been rejections, bad luck, bad days and for those, there are some very decent people in this industry; grateful for kind editors, and supportive fellow freelancers and agency owners. I should try and shoehorn some kind of LinkedIn aphorism in here encapsulating what decorating Christmas trees taught me about writing or communications. “Be the star on your own tree,” maybe. Or "wrong box!! It was supposed to be GOLD!!" That tree yard has been redeveloped and is now a shop where, by coincidence, we have started a tradition of buying panettone ice cream for Christmas Day. Nice to see our very own Wapping Pierhead feature; a new curved brick wing we designed for a Grade II-listed Georgian house, which won back in 2014 with a budget of £210k. https://lnkd.in/ejEPJY4a The budget for eligible schemes has increased to £399k with inflation, but will be interesting to see if anyone comes close to 2004's porch by Lucy Begg and Robie Gay - or indeed Mole Architects' wonderful 2008 Wabi Tea House! Victoria, Tara and Oliver have been busy making our submission for Museum of Architecture's Gingerbread City, which opens tomorrow at The Gaumont in Chelsea! Tickets available via thegingerbreadcity.com. This year's theme this is ‘recycled city’ and, as we’re proud to be one of five studios working on the renewal of parts of the Truman Brewery, just around the corner from our office, we took this as our starting point. Our plot, being baked here, is Block O: the boiler house and its chimney. Our chimney is made from concentric layers of sweet biscuit at 1:50 scale. For the base, the elegant Georgian arch and proportions on Brick Lane are recreated in gingerbread, the founding matter of the Gingerbread City. Like the humble brick, it is an endlessly recyclable, adaptable baked unit that can be crushed like crumbs and reformed, or salvaged and repurposed. There may or may not be a secret ingredient... Bishopsgate Goodsyard, our 4.5-hectare site in Shoreditch, in partnership with Hammerson, received approval on two Reserved Matters Applications (RMAs) from the Greater London Authority, marking the next stage in realising the scheme approved by the Mayor of London in 2022. The first RMA will provide 36,000 sq m of best-in-class workspace, affordable space, and 600 sq m of new retail space designed by Gensler and Buckley Gray Yeoman. The second "Sclater Street" RMA, designed by Chris Dyson Architects, includes restoring five derelict historic buildings to bring them back into use. John Mulryan, Group Managing Director at Ballymore said: “These RMA approvals mark the beginning of delivery of The Goodsyard. The result will be the re-opening of one of London’s most important historical assets located between the City and Shoreditch."
