So far we have discussed the Future of Cities with MPs, Senior Planners from across London, Think Tanks, Co-living specialists, Housebuilders, and many more. The venues have been amazing, and of course, the breakfasts have been fantastic!

Last week, we had the pleasure of hosting the latest Breakfast Club Briefing at The Ivy Victoria Brasserie. We were delighted to host a highly engaging Breakfast Club Briefings in partnership with Capital Economics, Eversleigh LLP, Pinsent Masons and Trigon DM yesterday, bringing together a fantastic group of professionals to discuss ESG. Last month Ackroyd Lowrie were delighted to welcome Paul Scully MP as keynote speaker at the Breakfast Club Briefings. Paul addressed key figures from the built environment sector, reflecting on the multiple roles he has held in his 10 years as an MP, including Minister for London. Paul’s speech highlighted the transformative power of real estate development across the UK, and emphasised the urgent need for more affordable housing in London, advocating for public-private partnerships to accelerate construction. The event was attended by representatives from Local Authorities, Housing Associations, Developers, and Consultants, and resulted in a hugely insightful debate on the challenges faced by the built environment industry ahead of the next election. Ackroyd Lowrie and Capital Economics were delighted to host a special Breakfast Club Briefings event with the City of London Corporation at MIPIM in Cannes. We were fortunate to be joined by Shravan Joshi MBE and Bhakti Depala to explore with our guests how best to work in partnership to overcome barriers to investment. As a group, we identified planning, policy and procurement as both challenges, and opportunities, for investment and delivery. It was agreed that the City of London's draft City Plan 2040 shall encourage inward investment by providing certainty and clarity to investors and developers. We also discussed how promoting a range of complementary uses shall assist with delivering on the City Plan 2040's objectives. Our final BCB of 2023 was an absolute belter! Andrew Wishart, Head of Housing at Capital Economics, one of the world’s leading providers of economic insight, delivered a thought-provoking talk on the UK Economic & Housing Market Outlook. Here are a few of the key issues he covered: 📉 Mild Recession is still coming: The immediate forecast is for a mild recession that is likely underway or looming on the horizon, despite the better-than-predicted UK financial results over the past 12 months. 💡 Core Inflation Dynamics: The UK’s stubbornly high inflation is being caused by restrictions on supply. 📈 BoE Rate Cut Expectations: Due to this underlying economic situation, Capital Economics anticipate the timeline for the first Bank of England (BoE) rate cut will be later than expected, around November. However, Andrew emphasized that once initiated, the subsequent reductions are expected to be significant, affecting various sectors. 🏠 Housing Market Resilience: Addressing concerns about housing affordability, Andrew expressed optimism. He suggested that, despite stretched affordability, house prices are close to bottoming out. This insight is crucial for both buyers and sellers navigating the ever-evolving property market. 🚧 Long Road to Recovery: While the stabilisation in house prices is encouraging, Andrew cautioned that a full recovery in mortgage approvals, transaction volumes, and construction activities may not materialise until 2025.
