Is your best candidate for your MHP community manager living right under your nose? Hoping someone already living in the MHP will make a great community manager is great in theory, but in reality can be hit or miss. You may quickly discover that no one living there will be a good fit, no matter park or tenant owned. But a well-run, all tenant owned community can be a breeze in terms of management, only requiring you to step in occasionally when things get a bit dicey, like during an eviction. The same can be said for well-run park owned communities. Chances are you’ll need to search a little more to find someone who has experience and knowhow in a MHP (which means a higher salary). In both types of MHP, you need to be prepared if your manager suddenly quits. Larger communities naturally have a larger pool to pull from, whereas smaller or remote MHPs bring more difficulty filling that role. In this case, tenant owned home MHPs come out ahead.
