If the US is short anywhere 3 to 6,000,000 housing units, depending on what source you look at in Delaware, much smaller state of population of a million people, Delaware short about 20,000 units now and that's projected to grow to to 30,000 units in the next by 20-30 I believe. So the supply issue is a big one and I think that's across most of the country and it's trying to figure out how you can align that supply with where the demand is in terms of demographics and affordability and and things like that. So the the housing area is a space we're definitely leaning into.
