    We're here in Philly at #NAA #Apartmentalize, and I’m hearing a lot about the roadblocks multifamily operators face with maintenance operations. What are the biggest challenges? It depends on a company’s approach to maintenance. Here are two we see frequently: #1: “To reduce costs, I want most of my maintenance team to be in-house.” #2: “I’ve given up on in-house technicians. I’m going all in on third-party vendors.” Both come with challenges. If you go in-house, you need to: 1️⃣ Optimize technicians’ time — But this gets messy as you scale up/across properties. 2️⃣ Retain technicians — But burnout and labor shortages are driving high technician churn. 3️⃣ Fill technician gaps quickly with third-party vendors — But you won’t get competitive bids on last-minute needs. If you go third-party, you need to: 1️⃣ Know vendors’ skills + compliance — But without the right tech, this requires manual work. 2️⃣ Automate processes across properties — But vendors are inherently local and variable. 3️⃣ Get competitive bids — But if you don’t reach enough vendors, you won’t get good bids. The takeaway: No matter their in-house vs. third-party mix, property managers are burned by low-tech, decentralized management of vendors. #Multifamily operators can solve these challenges with centralized vendor management.
