  • Last week, Healthcare Realty’s Executive Vice President - Chief Investment Officer Ryan Crowley and Associate Vice President - Investments Molly Leinsdorf appeared as part of panel discussions at the 13th annual Interface Healthcare Real Estate Southeast Conference. Ryan (pictured third from left in the first photo) and his fellow panelists addressed the state of the healthcare real estate investment market heading into 2025. The group noted a general optimism for improved conditions compared to the past two years, largely due to the strengthening financing market, and increasing interest in MOBs from institutional equity investors. They also commented on the supply and demand dynamics in the MOB sector, where new development starts have declined while the demand for outpatient space continues to grow – a dynamic that is favorable for owners of large MOB portfolios. Molly (pictured third from left in the second photo) and her fellow industry panelists tackled the outlook for a possible strengthening of the investment market in light of the Fed’s recent rate cuts. They observed that stability in interest rates continues to be important to increasing investment market activity. They also noted that investor demand remains robust, with buyers continuing to pursue acquisition strategies despite higher interest rates.     Every new medical tenant in our buildings brings a unique set of needs. Our Project Management team’s job is to design and build out suites that meet each tenant’s exact technical and design specifications. One recent example: the all-new 10,760-square-foot suite created for Pathology Associates of St. Thomas (PAST) at our Saint Thomas West medical outpatient building in Nashville, which is on the campus of Ascension Saint Thomas Hospital West. PAST, a clinical lab services provider specializing in dermatopathology, uses highly sensitive lab equipment. During the design and build-out of their new suite, our team collaborated closely with the tenant’s equipment vendors to ensure that their precise needs for electrical use, plumbing, temperature controls, and exhaust ventilation would be accommodated. The floor plan designed for the new tenant includes a lab area with separate sections for each of their clinical processes, as well as an administrative area with 13 offices, six workstations, three ADA restrooms, a conference room, and a breakroom. Simultaneously with construction of the 10,760 square foot PAST suite, our team also built out an adjacent 3,000-square-foot common area corridor with new ADA restrooms. Another 3,300 square feet on the same floor is now under construction as a separate spec suite. Thanks to careful strategic planning and exceptional teamwork, construction of the new suite was completed almost two full months ahead of the originally estimated completion date! The final build-out cost remained within the tenant improvement allowance established in the lease. The tenant is thrilled with the finished product, recently emailing Regional Project Manager Taylor Gadd to say, “Healthcare Realty has been great to work with. Their team really worked hard to understand how our lab operates and helped us find a space that would best meet our needs. From space design to project completion and move-in, Healthcare Realty’s team was available and responsive at all stages of the process.” Congratulations to all of our team members involved in the successful design and build-out of this challenging project, on budget and ahead of schedule! #Medical #RealEstate #TenantService #SuiteDesign #Excellence

  • Healthcare Realty’s success is the direct result of the expertise, dedication, and hard work of our extraordinary team members. This week, we are honored to recognize the 20-year employment anniversary of our Executive Vice President and Chief Operating Officer, Rob Hull. Rob’s first day with Healthcare Realty was November 22, 2004, as a Financial Analyst in the Asset Administration department. Within a year, he was promoted to Associate Vice President of the Asset Administration team. In 2007, he transitioned to the Investments department, where he continued to grow his expertise and expand his leadership, ascending to VP - Investments in 2009, Senior VP - Investments in 2011, and Executive Vice President - Investments in 2017. During the company’s expansion of the past few years, Rob’s contributions have been invaluable, and in October 2024 he was promoted to Executive VP and COO, a role in which he oversees the company’s portfolio performance through the coordinated leadership of leasing, project management, asset management, and property operations. Thank you, Rob, for your leadership, talents, and commitment to excellence that has been instrumental to the company’s success over the past two decades.   • This year, Healthcare Realty’s Directors of Leasing (“DOLs”) launched a new Market Exchange program. The program encourages DOLs to pay one visit each year to the market of a fellow Leasing team member, exploring the different ways deals get done in other regions, and gaining new perspectives they can employ in their home markets. On a Market Exchange visit, a DOL shadows a fellow DOL – meeting with their broker contacts, touring properties, sharing strategies, strengthening relationships, and exchanging best practices. From Seattle to New York, Dallas to Denver, and Charlotte to Indianapolis, our DOLs have discovered similarities and differences across the portfolios they represent. They’ve also had eye-opening conversations with our broker partners, leading to new ideas and innovative approaches to attracting new tenants. It’s more than a learning experience – it’s also a great expression of Healthcare Realty’s core values of #Camaraderie and #Entrepreneurship. For team members whose home markets are distributed so broadly across the country, any opportunity to spend in-person time together is valuable. Liza Wohrman said, “The market visit was such an inspiring, collaborative experience! I enjoyed the chance to strategize and plan together, developing new ways to work toward our shared goals.” Laura Cardner said, “When James McClintock visited my market, he picked up on details I had overlooked or stopped noticing. It was refreshing to see things through his viewpoint.” Lauren Coombs added, “This has already opened up opportunities for us to have better communication with one another, and a more cohesive working relationship as well. It's a unique experience that I really appreciated, and I'm looking forward to the next visit in 2025!” The leasing team is always on the lookout for ways to improve, challenge their thinking, and gather new ideas to help accelerate leasing momentum. The Market Exchange program has given our DOLs an opportunity to gain fresh perspectives on how to do just that.
