We recently completed a loan for a developer client who plans to build 6 new homes in Chipping Norton. We put a bespoke loan structure together to maximise day one funding for site acquisition and also advanced funds to assist with VAT on purchase. This looks like a great scheme in a fantastic location and we’re very much looking forward to working with the client on this build! We’ve been busy working on some interesting cases and thought we’d share some details about a recent loan where we assisted a client with an urgent acquisition under auction timescales. They intended to refurbish and convert the property for use as a high quality, 6-bedroom HMO. The client was fairly new to HMOs, but the project was well-planned, they were nearing the final stages of another similar conversion project and also had a strong net worth position.

Our Credit Manager, Edward Drew, has put together a helpful breakdown of the information usually needed by a Quantity Surveyor when preparing their initial feasibility report. We often support new and emerging developers who may not have used a QS before so are unsure of the process. Having all the right information to hand ensures the process runs smoothly. Ed is focused on working closely with clients and their brokers to support them throughout both the initial process and the project itself. By working closer together, the whole process is much smoother and quicker for all involved. We always aim to make project finance as straight-forward as possible – if you can think of any other areas that you think deserve more focus, let us know!
Refurbishment & Development finance applications can be held up where the developer doesn’t have all of the information that the QS needs to complete their initial report. If the application is time-sensitive, it makes sense to familiarise yourself with the usual requirements and prepare as much of the information up-front as possible.
