  • 🗣️ "2025 is likely to present opportunities to both developers and investors" - James Evans, Head of National Office Agency. The UK regional office market has demonstrated remarkable resilience, with Q3 take-up reaching its highest level since 2018, with the Big 6 regional office markets (📍 Birmingham, Bristol, Edinburgh, Glasgow, Leeds and Manchester) recorded overall Q3 city centre take-up of 1.2 million sq ft, up 38% YOY: http://savi.li/6048oKL88 Is this the turning point for office investment? James Emans, Director, UK investment at Savills, adds: “From an investment standpoint, volumes have been suppressed, but we are now getting significantly more traction, which, given the positive occupational metrics, is not surprising. The combination of limited development pipeline and a dwindling supply of Grade A offices supports the projections of continued rental growth across the regional office markets, presenting opportunities for liquid and decisive investors.”

  • ✅ COMPLETED – Savills London Office Project Management Team have successfully delivered the transformation of a 20-year-old building from a Grade B asset to new Grade A office space on behalf of J. Safra Sarasin totalling circa. 104,000 sq ft within 📍 95 Queen Victoria Street, London, EC4V 4HN. 📆 The brief of the project was to minimise the amount of embodied carbon used in the refurbishment whilst breathing new life into the building. By adopting a ‘re-use first’ strategy the design team considered existing items that could be repurposed before any new materiality was added. The final result is an architecturally fantastic product with a ‘like new’ feel whilst reducing its carbon footprint wherever realistically attainable, which led to a pre-let three months prior to completion. Alongside the building now being 100% renewably fuelled, the project also achieved BREEAM Excellent, WELL ‘Ready’, WiredScore Platinum and Smartscore certified. The tenant’s fit-out of the whole building is well underway and due for completion Q2 2025.
