Deal complete!! What a whirlwind start to my career at ASG Finance! 2 loans completed in December less than 4 months into the role! 😁 This time it was a loan of £1.75m against a mix of Commercial investment properties in London being a cafe, car garage and industrial unit along with security over a flat and a 4 bed HMO. Don't get me wrong the deal came with its challenges (as they always do) but we did what we always do, and we made some good commercial decisions to get this one over the line and help out a customer in a time of need. Immensely proud of the team to get this one over the line and I could not have done it without the help of Bryce Dawson, thank you 👍 A great end to the year and I can now take some time after today to recharge the batteries before jumping back into things in the New Year. Deal Complete! On the Anniversary of my 3rd month at ASG Finance I am proud to announce my first completion of £1.7m for a bespoke Commercial Bridging Solution. ASG Finance also provide residential funding. One of my most recent site visits took me to view a newly finished 5-bed detached house in the South East. The client is looking to repay their development funding and some private investor capital as the property is now marketed for sale after building control sign-off. Being able to provide development exit or sales window finance is a crucial element to the bridging and development market. Developers need time to market their assets properly to help achieve the best possible returns for their projects. In this instance we can either provide a serviced loan, priced at 0.6% for the first 3 months and 0.9% for months 4-6. Or the client can opt for a retained interest loan priced at 1.1% which will provide a 12 month period to enable the sale. More site visits completed this week. Very different weather conditions in different parts of the country. Enjoyed meeting with both the borrowers at the properties. Always good to catch up with my introducers too. A Hotel in the South West and a Commercial block in Yorkshire. Really good walk around to see what works have been carried out to date, understand the vision for the refurbishment and to assess the renovation costs and timescales. Discussed the various phases of both refurbishments along with the loan structures, cost schedules and business plans. Releasing day one funds and providing refurbishment funding over the coming months.
