    New bridging lender Arial is set to offer the short-term finance market consistency and reliability in a bid to reach nine-figure success over the next decade. Here are five key areas that we find particularly noteworthy due to their direct impact on the sectors in which Arial is active: 1️⃣ House Price Growth The average house price in England increased by 2.1% during Q2 2024, reaching £278,000. This growth was driven primarily by the suburban and rural housing markets, which saw a notable increase of 3.4%, while urban areas like London experienced a more modest rise of 0.8%. 2️⃣ Property Auction Activity: Despite a 7% decrease in the volume of property auctions compared to Q1 2024, the average sale price at auctions rose by 1.5%. This indicates a strong demand and competitive bidding environment, particularly for distressed and strategically located assets. 3️⃣ Construction Costs: The construction sector faced a 5.2% increase in costs during Q2 2024, driven by inflation and supply chain disruptions. This rise in costs has put additional pressure on new housing supply and property prices, impacting affordability and market dynamics. 4️⃣ Mortgage Interest Rates: The average interest rate for a two-year fixed mortgage rose from 3.9% in Q1 to 4.2% by the end of Q2 2024. This 0.3% increase in mortgage rates has led to an approximately 8% rise in monthly mortgage payments for an average property, affecting homebuyer affordability and borrowing capacity. 5️⃣ Transaction Volume: The total volume of property transactions fell by 5% in Q2 2024 compared to the previous quarter.
