IFM's head of global external relations, David Whiteley says '“We’re just at the precipice now of being able to establish a new asset class for super funds and for super fund members,” and notes the HAFF is a 'gamechanger' CHIA projects a shortfall in social and affordable houses of almost 1m homes over the next 20 years. CEO Wendy Hayhurst says “there’s a range of capital sources and all of them need to be mobilised” in order to address the shortfall. “Superannuation can play a role in that and, if we don’t have that, then the government, on its own, is going to have to come up with that capital. Housing Australia have released information for a new NHIF program designed to increase housing supply for women and children experiencing DFV and for young people experiencing homelessness. Please see the link below for further details.
Housing Australia today published its program guidance to prepare the industry on a new National Housing Infrastructure Facility (NHIF) program designed to increase the supply of crisis and transitional housing for women and children experiencing domestic violence, and youth experiencing homelessness, across Australia. The Federal Government committed an additional $1 billion of funding to the NHIF, enabling Housing Australia to increase the supply of crisis and transitional housing by allowing successful applicants access grants and concessional loans. We have a cast iron commitment that provides a pipeline of genuine affordable housing managed by the people who are experts in doing so - community housing providers. “When done correctly, Build-to-Rent provides tenants the sort of stability they badly need but can’t get because private ownership is out of their reach.

“Build to Rent” is a housing model that puts renters security and convenience at the heart of it. It means long 5 year lease options with 10% reserved for lower income earners. And with the laws we passed last week, soon construction will start building 80,000 more right across the country. The industry and the community housing sector call it a “game-changer” for housing supply and it is. It was brilliant to join local member Josh Burns to inspect a recently completed Build to Rent project with 163 new homes for renters. We want more homes to make housing more affordable, and that's exactly what Build to Rent will do.

CHIA has strongly endorsed today's announcement of a new partnership between the Commonwealth, states and territories, and community housing providers, to deliver 5,000 additional social homes under an accelerated Round 2 of the HAFF. "This announcement unlocks an additional $3 billion investment and demonstrates the government's commitment to addressing the rental crisis,” said CHIA CEO Wendy Hayhurst. “Coming just three months after the landmark round one announcement that will house over 25,000 Australians, this is very welcome." Congratulations to team Unison and partners on this amazing project in the heart of Melbourne.
After four years in the making, yesterday Unison CEO James King was joined by Minister Harriet Shing and Lord Mayor Nick Reece to officially open Make Room: a landmark transitional housing project. Make Room is a partnership between the City of Melbourne and Unison Housing, the Victorian Government and the philanthropic sector to address the critical needs of people experiencing rough sleeping and homelessness in our city. This collaborative project provides 50 supportive self-contained units for Melbourne’s most vulnerable, complete with onsite health and social support services, communal living spaces and a rooftop garden. Unison Housing has partnered with cohealth to provide wraparound onsite support services and Ngwala Willumbong Aboriginal Corporation (Ngwala) to support Aboriginal and Torres Strait Islander residents in transitioning and sustaining their Make Room tenancy. 🏘️ Residents will begin moving in from early 2025. Great to join Tanya Plibersek in her electorate of Sydney to visit Bridge Housing. Housing Australia and Homes NSW have partnered to support Bridge Housing to acquire an existing boarding house to convert into much needed crisis accommodation. Bridge Housing is an organisation that’s doing incredible work across Tanya's electorate and beyond.

Had a wonderful time this week in Parliament as part of the #HomeTime youth housing coalition arguing for 15,000 designated youth tenancies and removing the financial barriers that are in the way of young people getting more access to social housing. We were lucky enough to have three great Melbourne City Mission (MCM) peer support workers with us to share their own lived experience. Big thanks to them. On Tuesday the Minister for Housing and Homelessness the Hon Clare O'Neil GAICD MP and other federal parliamentarians attended the launch of a new paper from the UNSW City Futures Research Centre. This clearly sets out the difference in rental income received for tenants on youth allowance compared to those on Job Seeker and the Aged pension, and how this impacts, (all other things being equal) on the viability of new development. It also sets out three options for reform to bridge the income gap: 1. introducing a youth housing supplement for those young people where it is unreasonable to live at home 2 calculating Commonwealth Rental Assistance differently 3 acknowledging that new developments housing young people will require deeper subsidy. Thank you to the many parliamentarians and advisers who met us over the three days and specifically the co-chairs of the Parliamentary Friends of Housing Angie Bell MP, Josh Burns - Federal Member for Macnamara and Senator David Pocock.
