📢🔑 APPLICATIONS OPEN 📢🔑 On behalf of the The Land Development Agency, Occu are excited to announce that the application process for 195 cost rental homes in Shanganagh Castle Estate in Shankill is now open. This exciting project is being delivered by the LDA in partnership with Dún Laoghaire Rathdown County Council (DLR) and the application portal for the homes will remain open until 12 noon on 17th December 2024. All applicants should note that the lottery will be run in the first week of January 2025. 🔑 Prospective applicants should study the eligibility criteria for cost rental homes to ensure they meet the specified requirements. Applicants for these cost rental homes must have a net household income under €66,000 per annum. They must also be able to afford the advertised rent, which should not account for more than 35% monthly net income. 🏠 The 195 homes include 19 studio apartments, 40-one beds, 107 two-beds and 29-three beds. The monthly rent for a studio apartment is €1,175 and the rent for a one-bed is €1,250. Our Occu leadership team spent the last week in Europe visiting clients and investors as we move towards expanding our PRS platform and unique offering into new jurisdictions next year. We stopped off for a few days at EXPO REAL (Messe München) in Munich and caught up with friends, new and old!...leaving with some key messages that will form part of our strategic direction in 2025: 🔸️The living (beds) sector is firmly mainstream. Allocations will continue to rise across geographies for PRS/BtR, Hotels and PBSA, but other "alternatives" such as Senior Living and professionally managed Hostels will gain traction amongst institutional capital. 🔸️Valuations are notably weak and cap rates in our sector offer opportunity, but Funds are reluctant to be the first mover (buyers). The market will remain illiquid in the short term. Focus is on operational efficiency - that's where we add value 😉 🔸️Pipeline of new assets under construction (Ireland) is close to zero so the next phase in the investment cycle will be reliant on re-trades from existing asset owners. When liquidity returns, we expect to see a range of assets come to market in short order - driven by Funds at the end of their lifecycle. Pricing will be key as core money traditionally prefers to pay down for "new" assets 🏡 🔸️Fund inflows are back. While not yet widespread, last years conference was filled with conversations about redemptions in retail funds and managed accounts ✅️ 🔸️Investors remain fully educated on the Irish macroeconomic story but are less excited to seek exposure due to frequent policy change. Constant deviation creates risk and long term investors are deeply conservative. There's a risk that capital gets invested elsewhere and this would be a huge missed opportunity in the midst of a housing shortage. We see continued frustration amongst private capital that has no viable options for investing or partaking in social and cost rental sectors. We need a BIG fix here ☘️ 🔸️On the positive side, and with such a strong local economic story, there will be good appetite within sectors unaffected by Government intervention...hotels, industrial and dare we say it...even offices (eventually!).
