Hines's 51-story mixed-use South Station Tower has signed its first office tenant. Jones Day will lease 41,000 SF across 2 floors. Despite the region's 23% office vacancy rate, the lease highlights the ongoing demand for new, well-amenitized office spaces near public transit. South Station Tower, when completed in 2025, will offer 1.2M SF, with 680,000 SF dedicated to office space and Ritz-Carlton residences above. More of this please - Increasingly post-covid we need to be looking at existing building stock and converting single-use, underused office buildings into more sustainable, mixed-use buildings which help create more vibrant neighbourhoods. Perhaps not like Canary Wharf but certainly plenty of underused, semi-redundant buildings in Belfast and Dublin!

1. Renovating older office buildings offers temporary benefits, but future payoffs are uncertain post-COVID-19. 2. “Commodity Class A” buildings face occupancy challenges, needing costly renovations with uncertain returns. 3. Buildings renovated between 2014-2018 initially thrived but suffered higher occupancy losses during the pandemic. 4. Tenants now prefer new, customized office spaces and often reduce their footprints, challenging renovated buildings. 5. Recent renovations struggle to maintain occupancy without rent flexibility, facing similar issues as older buildings.
