What's the first step to finding a good infill deal? Analyzing how many potential units you can fit. And, that part is so simple your kids can do it. Use this calculation: Total Units = Lot Size (in acres) x Density (units per acre) For example: The new zoning code in Boise allows 12.4 units (up from 8 last year) in R1-C zoning. So if you have a .18 acre lot: .18 x 12.4 = 2.29 Theoretically this means you could add another door if there is only a house there. (Or possibly even more - that's where this really gets fun!). All you need is a lot that the total is 2 or more on this calculation, and you have a potential for more doors. Now, it's not that simple, but its a start. And, to add an Accessory Dwelling Unit, you don't even need this equation. You can literally build an ADU on any lot in Boise if you can meet the other requirements (of which there are less now).
