While working for a client in Ashford, Wicklow, I came across several promising plots on Google Maps. If you're considering development land, whether for a small project, title split, or self-build, here are some noteworthy sites. Just doing a bit of work for a client, Danny in Ashford in Wicklow, just driving past a few plots, come across a few things on Google Maps as well. So I just thought I'd cheer them for me, for people maybe living down that way. You're looking for development land, whether it be for small development or something a bit bigger, maybe a tidal split or, or a self build, that type of thing. So this is this is obviously Google Maps. So just just zone in. So I'll just show you around a few sites that I would be looking at maybe if if I was based in and on location. OK, so there's some nice background stuff here, so if you can just see the. Long plot to the to the rear of the existing dwelling at the front. Got some nice stuff here. I'd imagine there's probably some some development going on that maybe? This this might be a better day there, but again. Great location even next door. We've got an existing unit. There's there's an opportunity there to to split the title. OK, you could probably work around the existing dwelling as well, but you haven't mentioned getting a couple in there at least. And the same as you go along here, like really underdeveloped plots, low density in comparison to to everything around it. Obviously you have to check the zoning maps, but I'd be very surprised if they wouldn't accept higher density on those types of units and even here while you know. There's there's access then the side. Of. Pulling the hinge park and obviously some really large plots, even potential for a land assembly at the rear. So yeah, what do you got there? Five or six plots or within two 300 meters each other. And even as you come along here, you know this type of stuff, I don't know if that's amenity, but. You know, even though that's perfect. Pimple type site that I've been looking at so plenty of stuff there. Like I said again banging the same drum all too all too small for your seasoned developers who are looking to build the scale. 506070 units plus as a minimum. Like I said, potentially a good strategy for, for the for this, you know, for maybe service self build plot. So we keep talking about. So I said go on the local authority website, check the settlement map, start speaking with owners and there's obviously deals to be done.
