Utilizing smart access has allowed us to provide self-guided touring that works with residents’ schedules. ⭐ I think what we believe is that we need to set the right expectations with the customer up front. Setting up the expectations up front allows the resident to pick the right choice for them. You really have to hit it on both sides. ⭐ A real problem for developers and operators is having too many applications. They’re trying to simplify that for residents. ⭐ A lot of people have a belief system that if they don’t have a managed network, they can’t have a smart solution. In a tight market we have today with low transactional value and low development, you’re trying to really narrow down what’s necessary. ⭐ There is an incredible interest in the market and opportunities that are retrofitted. The problem is the transactional value: the buying and selling of assets are at an all-time low. ⭐ If we’re going to spend money on these services especially if with the idea that there’s a rent premium attached, it’s in our best interest to market it. Steve Yahnke, Director of IT, Continental Properties ⭐ What many people struggle with in smart technology buildings is: “What is the right balance?” We have residents that are very tech-savvy and others not – we’re focused on determining the balance that doesn’t limit the resident but not put too much out there. ⭐ The resident expects a certain level of tech at their property, but right now it’s really all about keeping it simple. Access control is the most important – they use it every day in several ways.
