Redwood West Jefferson, a new 150-unit Redwood Apartment Neighborhood located in Columbus, Ohio MSA, just celebrated its grand opening event, just 20 months after closing of construction financing. Our initial modelling for this development projected construction to be completed in May of 2026. In an unprecedented turn of events, Redwood has officially delivered 100% of the apartment homes at Redwood West Jefferson as of the end of September 2024, meaning our teams have beaten initial construction schedule projections per financial modelling by approximately 20 months! As NJ’s urban areas get all the attention around transit-oriented development, it’s easy to overlook the Garden State’s rural counties when it comes to multifamily construction and access to public transportation. Yet Hunterdon and Warren counties prove that developers will take notice given the right location and demand backdrop. Since 2019, rural multifamily inventory has grown 14%, most of it in Hunterdon County. Here, almost half of the new apartments built in the past five years are under two miles from a train station on the Raritan Valley Line. This week I will be writing about some recent and future developments happening around the #TampaBay Real Estate Market! - Ybor Harbor Another Development by Daryl Shaw, who is also developing Gas Worx in Ybor. Ybor Harbor spans roughly 33 acres south of Adamo Drive, east of Channelside Drive and west of North 19th Street on the Ybor Channel. The property was once under consideration as a site for a Tampa Bay Rays stadium. Similar to Gas Worx, Shaw is partnered with developer KETTLER for the Ybor Harbor project. Shaw "envisions multiple interconnected neighborhoods." He said that as Tampa's population grows, demand for goods through Port Tampa Bay grows — and he believes those dynamics can coexist. A breakdown of the development: - 500,000 square feet of #office space - 800 #hotel rooms - Over 150,000 square feet of street-level #retail space - 4,750 new residential units, 10% of which will be dedicated to affordable #housing The project is currently working on comprehensive plan approvals. East+Main's James Nozar has been hired as a consultant for the property.
