Redwood West Jefferson, a new 150-unit Redwood Apartment Neighborhood located in Columbus, Ohio MSA, just celebrated its grand opening event, just 20 months after closing of construction financing. Our initial modelling for this development projected construction to be completed in May of 2026. In an unprecedented turn of events, Redwood has officially delivered 100% of the apartment homes at Redwood West Jefferson as of the end of September 2024, meaning our teams have beaten initial construction schedule projections per financial modelling by approximately 20 months! Nearly three years after the previous makeup of Vancouver City Council rejected a City-led redevelopment concept for the False Creek South neighbourhood, the municipal government is now restarting the planning process from scratch, reported Daily Hive. "City of Vancouver staff have begun the process of seeking an urban design and planning contractor to create a new False Creek South Comprehensive Development Plan." "This area plan specifically deals with the 80 acres of land owned by the municipal government in False Creek South, which is an area generally framed by Cambie Street Bridge to the east, West 6th Avenue to the south, Burrard Street Bridge to the west, and the inner harbour of False Creek to the north. But unlike area plans such as the Broadway Plan and Cambie Plan, there is a clear difference with the False Creek South Comprehensive Development Plan, as this planning exercise would be conducted from the City’s landowner perspective." https://lnkd.in/g2C9aswP #vancouver #planning #development

Where is the asset in this photo? If you ask the owner, it’s the house and land. If you ask the bank, it’s the house and land. If you ask a passerby, they'd probably say the same—it's the house and land. If you ask the Council, it’s the street trees. Street trees can often become significant obstacles to in-fill and small developments. They may block access to a site, necessitate changes to building designs, or, in some cases, halt a development entirely. While street trees play an important role in urban environments, the way many Councils manage them during development projects often feels one-sided and short-sighted. Look at the photo again. Let’s assume we’re looking at a potential two-lot subdivision site. The Council might see the street trees as the main assets to preserve. But are they missing the bigger picture? I see additional "assets" in this scenario that are worth considering: The other assets I see are: * In-fill development leverages existing infrastructure, saving the Council money compared to building new infrastructure in greenfield areas. * More homes mean more ratepayers, which boosts the Council's revenue without the need for significant new investment. * Development stimulates economic activity, creating a vibrant, dynamic community. * New lots mean new homes, which is essential as we face a housing crisis. While this issue is complex and has no single solution, there are numerous opportunities to streamline development processes to deliver more homes, more efficiently. On our example site, there is the opportunity to add one more lot and therefore one more home. Yet if one of the street trees conflicts with the access, Council may restrict the development, saying "Sorry, you need to retain that street tree". What are your thoughts? One standout topic at Bisnow’s recent event was on the varied focuses developers have regarding site selection Cross Street Partners employ a strategy in which they identify existing structures to perform extensive renovations and retain the existing use or undergo an adaptive reuse plan. These buildings are typically aged and located in neighborhoods of distress. Margaret Norfleet-Neff then posed the question: How can we establish connections between areas lacking viable retail and housing that is in disrepair, with those areas thriving within a city like Baltimore? This involves things like access to transportation systems and integrating community amenities to attract an influx of people, fostering an interconnectedness between prospering neighborhoods and developing neighborhoods. Wood Partners have found success in developing land that is zoned for multifamily use in areas that are already prospering, allowing them to continue supporting the growth. Another important aspect is being able to leverage tax credits. For example, in Baltimore, there’s a Brownfield Site Tax Credit that offers a 5-10 year credit period where up to 70% of the increased tax liability is credited if the proposed development will be constructed on a contaminated site that will be cleaned before construction commences. MCB Real Estate actually delivered a project, Yard 56, on what was previously an industrial brownfield site. The greater opportunity behind the selection of the site was in the surrounding area. There was no new multifamily product in this particular neighborhood, and it was within walking distance to a major employer, John’s Hopkins Bayview. Being a first mover enabled them to accommodate a defined renter pool that would certainly take advantage of a project boasting over 200 units, 70,000 square feet of retail, medical office space, and more. In sum, this speaks to the various approaches to site selection being a pivotal aspect, underscoring the significance of strategic decision making in commercial real estate development. #multifamilydevelopment #adaptivereuse #redevelopmemt #mixeduse #housing

Let's talk about the new construction boom in Philadelphia... If you’ve been to neighborhoods like Fishtown and Northern Liberties recently, you’ve probably noticed the surge of new construction projects popping up in places like Delaware Ave., Front St, etc. Over the past few years, these areas have become prime spots for developers looking to take advantage of the city’s favorable zoning laws and development incentives in transit-friendly neighborhoods. The result? A wave of new residential units flooding the market. In the short term, renters can benefit from better deals and more options. But for developers and property owners, it raises concerns around vacancy rates and ROI. Is the current pace of development sustainable? Could continued oversupply hinder the overall growth and appeal of these neighborhoods? How might this affect older properties in the area? Thoughts?

Hypergrowth continues in my immediate and surrounding areas! GDOT is appropriating funds, about to begin construction on another Exit On/Off Ramp access to Interstate 20 (I20). This new I20 connector will tie into Louisville Rd., the next street down from my property. My property now sits just 1.2 miles straight off of I20 Exit 183, Appling Harlem Road Exit. Soon there will be another I20 connector roughly 3 miles from my property, making my property the perfect location for anything logistics. I have 136 acres Industrial Development Site for Sell or Build to Suit @ White Oak Business Park in Appling, Ga., located in Columbia County with 587 ft. of State Hwy road frontage (4 lane road) on Hwy 221 aka Hwy 47 aka Appling Harlem rd., just 1.2 miles off I-20 Exit 183.The 4 connected parcels that make up the 136.55 acre Industrial Development Site are on maps.columbiacountyga.gov as 1668, 1670, 1672 and 0 Appling Harlem Rd.; specifically 2024 Columbia County Tax Parcels 028 026, 028-026B, 028-026C and 028-026E. 90% of timber has been harvested, reducing development timeline. The business park houses 2 Club Car facilities, 3 Amazons (AGS1 Fulfillment Center, AGS5 Sort Center, and AGS3 Product Testing and Returns Center that is currently within AGS5's building; AGS3 is looking to eventually be inducted into it's own warehouse within business park), etc. Water, sewer, and underground electrical conduit for power has been extended within roughly 500ft. of my property line on the West side where my property line and the business park property line are one and the same. Roads have also been extended and fresh curb has been laid and storm drains installed. The roads, which are Catalyst Dr. and Progress Dr., have been paved and road markers painted/installed, also within 500ft. of my property line. Road signage has begun to go up starting w/ STOP signs along Catalyst Dr. and Progress Dr., which connect my property to the White Oak Business Park. More sewer pipe has been laid out as water, power and other utilities are about to be extended the remaining 500ft. to the property line shared by me and the business park. Fire hydrants have been installed the full stretch of Catalyst Dr. and Progress Dr. through the park to my property. I am open to a joint venture/build to suit, owner finance options. As NJ’s urban areas get all the attention around transit-oriented development, it’s easy to overlook the Garden State’s rural counties when it comes to multifamily construction and access to public transportation. Yet Hunterdon and Warren counties prove that developers will take notice given the right location and demand backdrop. Since 2019, rural multifamily inventory has grown 14%, most of it in Hunterdon County. Here, almost half of the new apartments built in the past five years are under two miles from a train station on the Raritan Valley Line.
