Traditionally, the formula for maintenance has been one technician for every 100 units at a property, but centralization could change that math. 2. Maintenance turnover in the multifamily industry is high, with maintenance technicians experiencing the highest turnover rate of any multifamily position. The annual turnover rate for onsite technicians was 39.2%. Finding ways to maximize efficiency with current staff (via maintenance centralization) has been a great way to deal with turnover. 3.
