BRIDGE Housing has achieved another milestone in capital markets by becoming the first nonprofit housing provider to issue publicly offered tax-exempt construction bonds. This offering raised $71.5 million to help finance hollywoodHUB, a major new affordable housing community in Portland, Oregon, and was four-times oversubscribed – reflecting strong investor confidence in BRIDGE. This type of bond enabled us to borrow at a below-market rate, saving $2.5 million in construction costs. A huge thanks to KeyBanc Capital Markets for underwriting the offering, KeyBank Community Development Lending and Investment for providing equity and debt financing, and BRIDGE’s Capital Markets and Development teams for extending our legacy of tapping institutional capital to create affordable housing. Our Walsh team has officially completed work at the vibrant Four Amigos Beloved Community in the heart of Seattle’s Columbia City neighborhood. This six-story, U-shaped building will significantly benefit the south Seattle community by providing 87 affordable family-size homes, affordable bilingual childcare services provided by El Centro de la Raza, and a new 2,600 square-foot home for the Church of Hope. The building’s design embodies El Centro de la Raza's vision to address the needs of the families they support, featuring a central outdoor play area, efficient space utilization, and elements representing the Afro-Latinx community through vibrant colors, hand-painted tile murals, and sculptures. Yaquina Hall, the historic renovation of the former Oregon State Hospital Nursing building, is now home to 52 supportive housing apartments. We're topped out at Julia West House! 🏗️ 👏 At 12 stories tall, Julia West House is CDP's first high rise and the tallest cross-laminated timber (CLT) structure of its kind in Oregon. JWH is an amazing example of how mass timber can be a viable option for delivering cost effective affordable housing that is sustainable and beautiful. Using mass timber has created impactful schedule and cost savings, making the project possible. The efforts of our team to bring CLT to this project as been a magical dance of collaboration across disciplines and we're really proud to see every major milestone met. The site is extremely tight, which has required our design/build partners to be in lock step with one another at all times. A huge s/o to Holst, Walsh Construction Co., KPFF Consulting Engineers and Carpentry Plus, Inc. JWH is a PSH community designed to serve houseless elders and BIPOC individuals who are exiting chronic homelessness. The building will provide 90 studio and one-bedroom homes with resident services tailored by Northwest Pilot Project, Inc., Native American Rehabilitation Association of the Northwest, Inc. (NARA), and The Community for Positive Aging. These organizations will collaborate with Multnomah County’s Joint Office of Homeless Services (JOHS) and the Coordinated Access system to identify and transition future residents into the building.

A big thank you to the Walsh and RDF teams for an inspiring tour of Dekum Court Phase 2! This transformative Home Forward redevelopment is addressing a critical need for affordable family housing by creating 190 homes. Spanning 5.3 acres, the project includes a thoughtful mix of 80 two-bedroom, 41 three-bedroom, and seven four-bedroom units to meet the diverse needs of families. Home Forward’s phased redevelopment approach prioritizes stability for current residents, particularly the many children attending nearby schools, by minimizing disruptions and fostering a sense of continuity and security throughout the process. The project is progressing beautifully, thanks to the dedication of our Walsh team — Brian Johnson, Brian Ames, Howie Petker, Christopher Melendez, Dylan Ludiker, and Sara Schubert — and the exceptional collaboration with LEVER Architecture. By implementing clear communication and phased planning, the team is ensuring a safe, secure environment while keeping the needs and well-being of residents at the forefront.
