We are proud to announce the successful closing of The Waters, a 180-unit senior housing development located at 1100 Spring Lane in Apopka, Florida. This thoughtfully designed community will offer high-quality, amenity-rich homes for seniors in the Orlando metro area. The Waters will feature a two-story lobby and clubroom, a fitness center, a craft room, a business center, a package room and outdoor amenities, including a seating area and a native tree reserve. The community consists of 78 one-bedroom, 86 two-bedroom and 16 three-bedroom homes, all income- and rent-restricted to 60% of the Orlando Area Median Income. This project is a testament to the collaboration and dedication of our development partners. Thank you to Bessolo Design Group, Inc. and Bohler Engineering for their innovative designs, and to WD Construction for bringing this vision to life. Financing includes a tax-exempt construction loan and taxable equity bridge loan from KeyBank, a forward TEL commitment from Freddie Mac (serviced by KeyBank), cash-collateralized bonds from RBC Capital Markets, equity investment via 4% low-income housing tax credits and multifamily Mortgage Revenue Bonds from the Orange County Housing Finance Authority. Additionally, we appreciate Orange County's support in approving the exemption from impact fees. Last night, the Commercial Real Estate Group wrapped up the semester with Building Blocks: CRE Community & Affordability Discussion, an insightful panel featuring Geoff Koski (KB Advisory Group), Alan Ferguson, Sr., Ph.D. (Atlanta Housing), Eric Pinckney (The Integral Group), and Adria Hollis (Dominium). Our speakers shared their journeys, experiences, and challenges within the industry, offering a deep dive into the complexities of affordable housing. The discussion covered the distinctions between public and private affordable housing, the historical evolution of affordable housing from its origins supporting veterans, and the ongoing challenges of financing and tenant selection. It’s always rewarding to hear directly from our residents. Recently, we received a call from Alan C., a long-time resident of Oaks at New Hope in Lawrenceville, Georgia, who wanted to share his gratitude and appreciation for his property management team. We are pleased to announce the successful closing of Cobia Cove, a 228-unit new construction development located at 2638 Aquaview Lane in Holiday, Florida. Designed to serve hardworking individuals and families in the Tampa metro area, Cobia Cove will offer high-quality, amenity-rich apartment homes, including 120 two-bedroom, 60 three-bedroom and 48 four-bedroom units. The community, designed by Bessolo Design Group, Inc. and Bohler Engineering and built by WD Construction, will feature a clubhouse, fitness center, pool, playground and outdoor amenities. Cobia Cove will be delivered in two phases over 31 months. This development was made possible through the support of our valued partners. Financing includes a tax-exempt construction loan provided by Deutsche Bank, a taxable equity bridge loan from PNC, a Forward TEL commitment from Freddie Mac serviced by PNC, an allocation of SHIP funds from Pasco Housing Finance Authority, and an equity investment in the 4% federal Low-Income Housing Tax Credits by PNC. Additionally, we extend our gratitude to Florida Housing Finance Corporation for their determination of Low-Income Housing Tax Credits, Pasco County Housing Finance Authority for their allocation of tax-exempt private activity bonds and Pasco County Government for their ongoing support and cooperation. Arterra is a thoughtfully designed community for families and will offer 388 apartment homes, while Orchard Springs is a senior, age-restricted community with 211 apartment homes. Together, these developments will add 599 high-quality, affordable homes to the City of Surprise. The construction of these communities will be led by W.D. Construction, a joint venture between Dominium and Weis Builders. These developments would not have been possible without the support of our valued development partners. The financing package includes tax-exempt and taxable construction loans from Citi, taxable bridge loans from Alliance Bank, a Citi permanent loan, tax-exempt subordinate bonds arranged by Colliers, and equity investments from U.S. Bank, Western Alliance Bank, and Citi through the 4% federal Low-Income Housing Tax Credits. Through the Opportunity’s Front Door Scholarship Program, we award $5,000 scholarships to valued residents, employees, and their dependents, removing financial barriers to higher education and helping bridge the gap between potential and opportunity. Meet Carlos, a long-time resident of Copper Cove in Tolleson, Arizona, and a four-time scholarship recipient. Now a senior at Arizona State University, Carlos considers Copper Cove home, with its residents and Site Team led by Community Manager Silda Tellez like family. Carlos first discovered the scholarship opportunity prior to his college journey. He applied and was thrilled to receive the scholarship, which eased the financial strain of his education. His journey wasn’t straightforward – he started a in different field at another university, transferring to pursue his passion for Fashion Design. Transfer complications added an extra semester, but the scholarship help ease the financial stain. Carlos now dreams of leading a fashion house or launching his own couture brand. Reflecting on his journey, Carlos shared “I’ve been able to explore new opportunities, discover exciting programs, and complete many personal goals. This week, Dominium proudly celebrated the Grand Opening of Sandpiper Glen in Orlando, Florida. This vibrant community provides 288 high-quality, affordable apartment homes for seniors aged 62 and older in the Orlando metro area. The four-story building features 151 one-bedroom, 105 two-bedroom, and 32 three-bedroom apartments.
