Deephaven Mortgage’s DSCR Product Allows Unlimited Investor Concentration! Send us your scenarios to info@deephavenmortgage.com. If you're not an approved partner with us you can be easily: https://lnkd.in/epUm8Zme Scenario: An experienced investor is purchasing a condominium to offer as a short-term rental. The questionnaire indicates a high investor concentration of 85%. The association provides a front desk check-in and cleaning services. The purchase price is $550,000 with an LTV of 75%. They have a FICO score of 755. Will the investor concentration create a challenge? Not if you work with Deephaven! Non-QM Solution: Deephaven’s DSCR product allows for unlimited investor concentration. Borrowers can qualify without traditional analysis of their employment, personal income, or debt-to-income ratio. Instead, qualification is based on the cash flow of the subject property. They recently sold their established business for $850,000 with the proceeds placed in a money market account. They also have a retirement account of $1.2 million. The challenge? A high debt-to-income ratio due to a fixed income through Social Security. Non-QM Solution: Deephaven’s Expanded-Prime product provided this borrower a flexible solution using its unique total asset utilization feature. Unlike traditional loans, this product does not analyze employment income or debt ratio and allows this borrower to qualify using a six-month bank statement program. The borrower's qualified assets were sufficient to cover the new loan amount, down payment, closing costs, required reserves, and 5-years of current monthly obligations.
