One of the things I found, that worked wonders, was taking the FM Frontline staff into confidence about the need for savings. The Electricians, the HVAC staff the cleaners etc. They always came up with some of the best suggestions to save costs, and then helped implement them!!

No doubt that the investment in technology plays a crucial role in efficient and effective Facilities Management in a budgeted cost, however keeping the workforce Morale high is equally important and critical. Its the quality Manpower with high Morale and Commitment towards shared goals which create an environment to convert physical efforts into delivery of high quality services. Many a times in rush towards technological advancement, aggresive P&L focus and micro management we forget that its a Human, its Morale and its Values which is key to deliver High Quality Service standards. This sets us apart from the competition and creates immense value and satisfaction for our customers.

I found strategic partnerships and leveraging technology were good ways to utilise the expertise of external experts and utilising resources that you couldn't necessarily bring inhouse. It's important to share the vision of the standard of service and key outcomes to aspire to, but ultimately, you want take a long term view to allow partners to evolve and add value overtime. This way, you can reduce costs in your initial contracts, but allows strategic partners to build other revenue streams over time when they find ways to genuinely add more value.

To achieve a certain quality, there will definitely be costs. Ppm programs must be carried out and review in a disciplined manner. The use of IoT technology in the ppm program process will be much more effective in monitoring. However, there will be a significat initial investment, but in the long term it will be much cheaper for the owner. For this reason, awareness and understanding of the costs that will be incurred for the use of energy saving technology are needed. Determine the intent and purpose, calculate and choose the right technology according to financial capabilities to be used for the long term. If only implementing the ppm program in a disciplined manner is enough, do it. Don't just look at the costs for the short term.

I would suggest to use technology supported new tools, equipment and products for facilitating cost effective house keeping process. Need some research and to develop such tools and equipment and update themselves.

Train and Empower Staff - Conduct regular training on efficient resource utilization, customer service, and safety protocols. 5. Implement Energy Efficiency Measures – Convince clients to upgrade to LED lighting, optimize HVAC operations, and utilize renewable energy sources where feasible.

Survival of manager in projects depends on doing more with less cost without compromising quality and reliability standards driven by corporate goals. Experienced “Up-From-The-Ranks” Managers required to lead from the front as example. People learn from people as Project Management is all about thinking. Planting the seeds with a nucleus of employees, who apply skills in each discipline make it work. To compete in today's economy, management must bring highly qualified & experienced professionals in each discipline to bring quality as per the required standard with budget cutbacks. I believe that projects in FM are complex that need to dig in deep to defend their territory and best defense is a good offense within tight windows. MAK
