I would find out what the seller's main objective was: is there new location ready to be occupied or do we need to do a slow closing. Do they need a quick closing because of a job relocation? There is always a driving motive for why things are not going the way you expect them to.

Keep constant contact with the listing agent. Write a clean easy to read offer and make sure all the documents are attached. Include pre-approval letters and a large deposit. I've written offers in a hot market and it all comes down to how much the buyer wants to pay. I've been able to get the listing agent to come back to us with a price that would seal the deal and then it would be up to the buyer to say yes or no.
