I don't think there is much earth shattering to add, but it is about having a plan and working that plan. In my industry work and in real estate, having a preventative maintenance plan is essential and something smaller investors (and business owners) often shortcut. Budget for it, build out the plan, follow it. Reactive maintenance will always occur and, like above, budget for it, and then address it quickly when it arises. I often share the saying that "bad news doesn't get better with age" which is applicable here. Getting on top of issues and staying on top helps to alleviate some of the stresses with issues piling up.
