Identifica los equipos y áreas esenciales para la operación diaria. Concéntrate en darles mantenimiento a estos elementos clave, ya que su buen estado impacta directamente en la seguridad y el desempeño general. Realiza inspecciones frecuentes de las instalaciones. Esto ayuda a detectar problemas menores antes de que se conviertan en costos mayores. Capacita a tu equipo para que también estén atentos a cualquier señal de deterioro. Habla con tus proveedores para renegociar contratos y buscar acuerdos más accesibles que mantengan la calidad. También puedes explorar opciones que te ofrezcan servicios más completos a precios razonables.

Como la mayoría de los trabajos de mantenimiento son efectuadas por socios de mantenimiento (Proveedores), en mi opiniòn revisaría los planes de mantenimiento de los equipos y vería qué acciones no agregan valor o puedo realizar con personal propio in house y así poder reducir los costos de mantenimiento asociados al OPEX sin tener que dejar de hacer mantenimiento a otros equipos porque tengo poco presupuesto, todos los equipos siempre deben estar cubiertos con un plan de mantenimiento al menos básico ya que en estas revisiones son donde se detectaràn averías mayores que pueden producirse después o en su caso ver el cambio del activo si tiene fallas recurrentes o esta en una etapa de obsolescencia técnica.

En mi experiencia, comenzar identificando las tareas críticas que previenen daños mayores es esencial; no todo puede esperar. Implementa un plan de mantenimiento escalonado que se ajuste al presupuesto, enfocándote en lo urgente sin descuidar lo importante. Además, capacita al equipo para detectar y resolver pequeños problemas antes de que se conviertan en costosas reparaciones. La planificación estratégica y el uso eficiente de recursos garantizan instalaciones funcionales sin romper el presupuesto.

Before financial constraints happen, in-house training is a must to minimise costs of repairs. This is an on-going exercise to monitor costs and stock inventory especially for heavy consumables. That is one of the preventive plans. Secondly, outsourced contracting works for mechanical and electrical should have a maintenance schedule of repairs and replacement parts. If possible, stretch the maintenance schedule without sacrificing the life span of the machinery. Lastly, other services like cleaning, pest control, hygiene, landscaping, etc, try to minimise manpower to save cost or again stretch the schedule.

No meu caso, quando enfrentei essa situação, percebi que uma boa estratégia é priorizar as manutenções críticas, aquelas que, se negligenciadas, podem causar danos maiores ou antecipados no funcionamento das instalações. Além disso, tenho buscado soluções criativas, como a utilização de tecnologias de monitoramento remoto, que ajudam a identificar problemas antes que se tornem grandes, sem a necessidade de uma equipe no local ou no tempo todo. Outra abordagem que tem funcionado para mim é envolver toda a equipe na conscientização sobre a importância da manutenção preventiva. Quando todos se engajam, podemos realizar ações mais simples e eficazes para manter as instalações em bom estado.
