Most MLS systems have CMA programs within them or that you can easily link to and import comps and sales data to. Do your own research and don't rely solely on the prices that the CMA program spits out. Or, if you do, also know how the price was calculated in case you need to make changes or adjustments when meeting with your client away from your computer. The CMA program can also be used as a tool to gather and organize the data and comps, then to present it to your customer in a format that is clean, organized, and professional in appearance. If your MLS does not have a CMA feature connected to it, there are 3rd party service providers, like CloudCMA, MoxiPresent, ToolKitCMA or others that you can subscribe to.

Beware of AI. It looks so realistic until it turns out to be false. There are lots of great tools but remember to always backcheck your data.

This requires a serious assessment of how relevant or reliable is the data for answering your question. Can some primary information raise your predictive confidence?

Pick a market, and stick to that market. Go there, drive it, and learn that market. Talk to local experts in that market about any data that is required for your analysis. There are a lot of online resources available, but still nothing beats good old fashioned human interaction, to gain a truer understanding, and mastery of that particular markets landscape.
