Tri7 Group’s year in review – the #office sector edition. 2024 has been a pivotal year for the UK office market, marked by a continued strengthening of demand. Businesses have refined their office strategies, gaining greater clarity on the space required to support both employee needs and organisational productivity. Looking ahead to 2025, we anticipate continued rental growth across major UK office markets. Demand for ESG-compliant, amenity-rich spaces will remain robust as companies focus on employee wellbeing, lifestyle integration, and sustainability goals. At the same time, constrained supply pipelines will keep upward pressure on rents. The importance of location and surrounding amenities will only grow, particularly as more firms return-to-office, making these key factors. As the year progresses, we expect the gap between market sentiment and activity to close, adding even more energy into the sector. As for Tri7, 2024 was – of course – a very big year for our office investment focus. Recognising the potential in the market needed to be addressed with energy and dynamism, we launched #TriOffice – and brought on Ben Beck as its managing partner – in order to seize the opportunities at hand. We then acquired our first asset, 55 Spring Gardens in Manchester, in partnership with Pears Property. Having launched TriOffice with a bang, we’re looking forward to building on this momentum and continuing our growth with new opportunities in 2025. Tri7 Group’s year in review – the #living sectors edition. 2024 was another strong year for living assets, particularly purpose-built student accommodation. #PBSA as a sector has benefitted from its counter-cyclical nature and extraordinary rental growth, although 2024 saw that begin to dampen. Nevertheless, tailwinds continue to blow fiercely on UK PBSA’s back. Particularly as a result of Australia and Canada reducing places for international students, we’re set for continued demand (at more sustainable rental growth levels) and investor enthusiasm for best-in-class UK assets. 2025 will see growth across the living sectors. A limited pipeline of new schemes – coupled with reducing interest rates and growing investor appetite – will mean that the few opportunities available will be snapped up at compelling prices. That is true across living sectors, and we’ll be exploring opportunities carefully, but PBSA will continue to be the crown jewel in the living sector. At Tri7, looking across our living strategies, we had a phenomenal year. Over the past 12 months, we have: > grown our pipeline to more than 3,000 best-in-class PBSA beds, worth more than £1 billion in gross development value > secured planning permission on 1,873 beds in Loughborough, Leeds and Wood Green alongside our partners at Fusion Group > acquired four further office, retail and residential development assets across the country We were also delighted to have been shortlisted as Investor of the Year at the Property Week Student Accommodation Awards, and Best Student Housing Investor at the Best in Class Awards by The Class Foundation. As a young firm, it was a privilege to be named alongside some of the biggest and most-established names in the industry. According to a recent article by Institutional Real Estate, Inc., the Manchester Office Agents Forum reported a significant surge in office take-up during Q3 2024, positioning the city for a strong year-end. Total take-up is expected to exceed 1.3 million square feet, placing Manchester as a key player in the UK’s regional office market. At TriOffice, our strategy is built around acquiring prime office assets in highly sought-after micro-locations. Our recent acquisition of 55 Spring Gardens in Manchester aligns with our focus on investing in the Big Six regional markets, which benefit from robust fundamentals, including high student retention rates and thriving rental dynamics.
