SHW Property urges retail, hospitality and leisure sector to review business rates prior to April 2025 🏘️💼 The importance of reviewing your business rate accounts prior to April 2025 cannot be understated, according to property advisor SHW. The Transforming Business Rates Discussion Paper published on 30 October 2024 indicates the Government’s intention to effectively phase out the Retail, Hospitality and Leisure (RHL) Relief Scheme in due course, which has otherwise been continued year-on-year since Covid. During the Autumn Budget 2024, the Government announced the RHL scheme has been extended for April 2025-26, however, relief for eligible occupiers under the RHL scheme will see relief reduce from 75% to 40%, with the cash cap remaining at £110,000 per business. This year, SHW Property’s Crawley/Gatwick office donated to FreeShop Crawley’s Christmas food donation appeal. FreeShop Crawley does some amazing work in the community, feeding over 600 people a week and supplying 100 families with a special Christmas each year. This includes a food hamper of everything they will need from breakfast to dinner, a personalised Santa present, gifts up the value of £20 for each child, new pyjamas, new underwear, and a present the children can choose for the special adult in their life. A good way to end the working year with a sale of this 13,000 sqft unit in Progress Way, Croydon on behalf of a private client. 2024 has been a tougher year than expected in the #southlondon #industrial market but our research, which will be published in January, is likely to show a 22% drop in take up over the long term average, not as bad as first thought. It will be the availability factor that will have the biggest impact on 2025 in my opinion, with some very interesting numbers coming up. It has been another busy last quarter, so much so that an interview I provided earlier this year to Education Property on the importance of Education Valuations slipped between the cracks! https://lnkd.in/eTm3rAf2 As well as our work in the medical sector, we have been busy with educational properties in 2024. A nice way to round off the year has been to complete an outstanding rent review for a prestigious private school client. The initial landlord proposal was for a 256% increase in the rent which we negotiated down to 55%…in real terms this would save my client over £1.1 million over a 5 year term! With turbulent times ahead for many in the private schools sector, this agreement will help with their financial forecasting and enable them to plan for the future.

It’s great to see this project in Portslade get over the line, one I’ve been working on since 2021, firstly by completing pre-acquisition services for the client, then acting as Contract Administrator, Project Manager and Cost Consultant for the works. It’s been a great example of collaborative team work, both with my colleagues in Agency, Ratings, Planning, and Health and Safety, and with the Client, Principal Contractor, and subcontractors who all pulled in the same direction to achieve a fantastic finished scheme.
