Appeal allowed in the London Borough of Bromley. Lanpro have secured planning permission on appeal for 26 homes at Darrick Wood Estate in Orpington for Keniston Housing Association. The appeal was made against the refusal of planning permission by the London Borough of Bromley (against an Officer recommendation for approval) in May 2023 and the appeal focused on three main issues: 1) the effect of the proposal upon open space; 2) the effect of the proposal on the living conditions of neighbouring occupiers including outlook; and 3) the site’s location and whether the proposals made adequate provision for promoting sustainable transport and the minimisation of greenhouse emissions. Working with Ayre Chamberlain Gaunt Ltd, BPTW, LUC, Corylus Ecology, Motion Consultants, XCO2 & Red Loft, we prepared the Statement of Case addressing the reasons for refusal through the written representations route. On the main issue, the Inspector considered that Site 1 represented an informal recreation and amenity open space that provides informal recreational opportunities for the local community. It was recognised that the new play area on Site 1 and enhancements to Site 2 would represent “..a significant quantitative and qualitative enhancement, given the fact there is no equipped play provision within the estate” and that “..the proposal would not result in a shortfall of amenity open space across the estate as a whole, and the provision of two equipped areas of play for wider public use, equally accessible to all residents would be a significant enhancement to wider provision within the estate.” Jill McGregor, Regional Director of Planning said “We are delighted with the decision which will deliver 100% affordable housing alongside play and landscape improvements which secures a 0.54 UGF and a 11.09% biodiversity net gain.” #planning #affordablehousing #biodiversity #appeal

PLANNING SUCCESS! Another Appeal win for Chartwell in the Greenbelt on Friday, this time in Tatsfield. Scheme for 3 homes replacing existing private stables with stunning views. Planning was recommended by Tandridge's planning department but NIMBY's managed to convince the committee on the night to reject the application which was poor form given Tandridge desperately need housing and only have a 1.92 year housing supply. Anyway, justice has been served, Appeal determined within 5 months and 2 weeks from submission which is encouraging. Planning wouldn't have been possible without the support of our usual dream team consisting of Richard Tuxford (Architecture), Sophie Higgins MCIEEM (Ecology), David McMurtary (Highways), Canopy Consultancy (Trees) and BRY (Energy).
