  • Latest news from the Ingleby Trice Monthly London City Floorspace Survey: 🔹 November’s City take up showed a fall over a very strong October.   🔹 With ‘average’ December take up predicted, the 2024 City take up total is estimated to reach just under 5m sq ft which would be a 8% increase over 2023.   🔹 2024 could hit a significant 41% increase over the post-Covid five year average and 17% increase over the pre-Covid five year average. https://lnkd.in/dP2HpUP2   Will 2024 see the highest City take up since 2019?     October saw a triple positive in the City according to the Ingleby Trice City Floorspace Survey stats. 1. Take up rose 64%, albeit over a pedestrian September, to this years 2nd highest monthly level. 2. Record City grade A rents were reported in 22 Bishopsgate (looking almost as good as our all electric letting instruction @Tower42 in the attached autumn scene taken from a terrific launch of the Pru floors @Angel Court) and at 1 Leadenhall St. 3. City availability fell by a chunky 6% to a level 10% below the 6 month average, 34% below Jan, 37% below Oct ‘23, and 22% below the 5 year average (although still 16% above the pre covid 5 year average). No new space was added with 4 of the 6 larger units comprising tenant surplus from moves, offered at sub £60. Similar positive take up news was reported on the City fringe with an 86% rise over a poor September to a level 40% above the 5 year average (but only 11% above the pre covid 5 yr av.) Activity concentrated on smaller units but 2 of the larger ones involved refurbs to be completed in Q1’25. Not such a good story on Fringe availability which again rose - by 4% to a level 4% above the 6 monthly av, 20% above the 5 Yr av and 134% above the pre covid 5 yr av. The total has risen 6.5% since Jan and has remained in the 9m sq ft to 10m sq ft range since 2020. The total was influenced by adding @Tishman’s 188k sq ft Torrens St scheme at Angel.
