  • We are delighted to announce our latest joint venture with Homes England and Oaktree Capital Management, L.P. - a master developer partnership. Together with our partners, we will acquire and accelerate large scale development sites across England to deliver thousands of homes. With a focus on delivering high quality environments for new communities, the partnership will acquire sites to masterplan and develop, with necessary infrastructure works, in order to offer ready-to-develop sites to a diverse range of housebuilders. With placemaking at the heart of the partnership, developments will aim to deliver around 1,000 homes across each site, with social and community values at the forefront of plans, accelerating progress in an underserved area of UK residential markets.     This week marks 5 years for me at Greycoat Real Estate LLP and what an incredible journey it has been. This milestone has prompted me to pause and reflect on our collective successes over that period: - Restructured the business - accionvegana HQ to our new Suffolk Street offices - Doubled the size of the team - Set up a new Health and Safety Management System and trained the whole team on it - On boarded a new HR system - Set up Mental Health monitoring - Set up our Breakfast and Learn Forums - Improved out processes and procedures to prepare for further expansion - Raised and committed our first Co-investment fund - Agreed terms on our second Co-investment fund - Forged relationships with new Capital Partners - Sold 4 Office Buildings across London - Bought 8 Office Buildings, including DIALS our most ambitious project to date - Completed countless leasing deals - Set up a Strategic Land Business - Bought our first Strategic Land Site, Chelmsford Garden Village - Exchanged our first land sale Reflecting on these achievements amidst such uncertain times is a reminder of what determination and teamwork can accomplish.   To quote the great David Brent - Friend / Boss / Entertainer:- “ ‘If you want the rainbow, you got to put up with the rain'.   • Team Update... We are thrilled to have recently welcomed Tiago van Leuven and Lisa Brookes to the ever-evolving Greycoat Real Estate LLP team. Tiago is a skilled Financial Analyst and joins the Acquisitions team led by John-Henry Forde. He brings with him extensive experience in managing complex financial models in both real estate and corporate finance. Lisa joins the Greycoat Finance team as Assistant Accountant, bringing with her a strong background in financial administration and accounting. Lisa works closely with Greycoat’s Financial Controller, Rebecca Meheux, with a focus on managing financial operations for Tower 42. The strength of our business is in our incredible team, and we’re excited to move forward into 2025 together.

    The first repurposed steel beams are arriving at our highly sustainable Finsbury Dials project for Greycoat Real Estate LLP. The existing roof steels were disassembled and added to repurposed stock for others to use and the new steel beams have been optimised to suit available repurposed steel stocklists. The front extension retains and repurposes the original cladding columns, using them to support the new office extension. The extension is constructed combining the repurposed steel with CLT floors to further minimise embodied carbon. With 89.7% existing steel, 7.7% repurposed steel and only 2.6% new steel it is a building to be proud of!   • We are delighted to confirm our latest acquisition, 90 High Holborn, London WC1. The building occupies a prominent position in the heart of the Midtown sub-market, benefitting from excellent transport links and situated just a short walk from the hustle and bustle of Covent Garden. Originally design by Gensler Architects and comprising just over 180,000 sq ft of Grade A office accommodation arranged over lower ground, ground and seven upper floors, occupiers benefit from bright and open floor plates, as well as a gym, event spaces and numerous outdoor terraces. Congratulations to all those involved, we are very pleased to invest in this high-quality asset and look forward to taking it forward to the next phase of its lifecycle.

  • On Saturday the City of London hosted the Lord Mayor's Show, to welcome the Rt Hon Lord Mayor, Alastair King as the 696th person to be elected to the prestigious role. We were delighted that Stephen Barry and Yvan Atangana were able represent Greycoat Real Estate LLP amongst a selection of industry peers on a float to support the Lord Mayor’s strategy of "Growth Unleashed". This initiative will help to ensure that as the world’s leading financial and business centre, the City it is more diverse, creative and sustainable than ever.     It was a pleasure to speak at EG's ESG Summit this week, to go behind the scenes of DIALS, Greycoat Real Estate LLP's most ambitious retrofit project to date. Whilst we are focused on achieving the highest levels of environmental certification, I wanted to look “beyond the numbers” and provide some insight to the realities of the process that sits behind the theory and carbon counting. The reality of surveying, cataloguing, and evaluating thousands of items for reuse. The reality of “discoverables” and the need to have a team that is agile enough to pivot or redesign when the building serves up a curveball. The reality of the contractor working around 36,000 raised access floor tiles that you want to retain. Retrofit projects are and always have been about working with the building and accepting that you can’t have everything. Someone once told me that “perfection is the enemy of the good” when making decisions around sustainability – do the best job you possibly can today and make peace with the fact that you might do something differently tomorrow. So as developers it is our job to understand the role that sustainability plays in the rich mix of qualities that go into making a best-in-class asset. Decisions around floor plate, design aesthetic, amenity, wellness, planning, fire safety, specification, and a myriad of other things still need to be made, all in the context of time, cost, value and risk. Outcomes can vary hugely between projects, and there is no one-size-fits-all. Real estate can be such an “echo chamber” of similar thinking, so I was really pleased to see such diverse audience with panellists from across different sectors and disciplines sharing their findings and experiences. This is key to innovation, understanding and refining best practice.

  • Last night, the Greycoat Real Estate LLP team had the privilege of attending the Chickenshed Theatre Wonder Gala, celebrating the 50th anniversary of this remarkable charity. We are proud to support Chickenshed through our CEO, Nick Millican, who serves as Trustee.   Chickenshed is an inclusive theatre company that works with people of all ages, backgrounds and abilities to create outstanding and inspiring theatre that aims to change lives. Over the past 50 years, they have built an impressive legacy of performances, training programs, educational courses, youth mentorship, and outreach initiatives that reach and inspire countless individuals.   Attending the event gave us the unique opportunity to experience firsthand the transformative power and inclusive spirit of Chickenshed.   #CSWonderGala #Chickenshed50
