Two very different projects, united by close engagement with the local community and world-class consultant teams. 🌳 Final works completed at the Atelier Gardens impact campus in Berlin. The central garden fully planted, a roster of new awards for HAUS 1, and the campus continuing to be the progressive event location of choice. Our biggest highlights – the Polyton Music Awards and The Nature of Cities Festival. 🍾 The Bottle Factory officially launched, with a community of makers, creatives and urban industry stalwarts in full swing. Gin distilling, coffee roasting, design showrooms and studios for start-ups, alongside pop-up exhibitions, fashion shows, shoots and flea markets. 🏢 Design-led retrofits and new leasings across our Soho portfolio at Rathbone Street, Newman Street and D’Arblay Street. 💬The privilege of working alongside our community and charity partners: helping out at the amazing #WalworthGoldenOldies' weekly lunch; getting crafty with Inspire Walworth's youth and craft clubs in Elephant & Castle; plotting a game-changing new Community Kitchen with Pembroke House and Circular Economy Hub with Hackney Wick & Fish Island Community Development Trust; cartwheeling and friendship-bracelet making at BROMLEY BY BOW COMMUNITY ORGANISATION LIMITED's holiday sports camps; and celebrating Bromley-by-Bow FC holding their league and cup titles for another impressive year! We were delighted to partner with our friends at the Van Leer Foundation to launch their powerful new Family Voices Toolkit at The Bottle Factory last month, with colleagues across housing and impact investing, from London and overseas. This free, first-of-its-kind engagement resource, designed and piloted by ZCD ARCHITECTS LTD, ensures the needs of babies, toddlers and their caregivers are heard and integrated into the design of new housing developments from their earliest stages. At Fabrix we know from experience that taking the time to listen to 'harder to reach' members of the community is transformative for our projects. And that they are always better for it. It's been a massive privilege to play a part in the evolution of this critical new engagement tool, alongside a fantastic group of partners who have been piloting the tool over the last 12 months ahead of its launch. A special shout-out to Irina Ivan-van der Kwaak and Dinah Bornat for being total inspirations, joining the dots and driving real change! And big thanks to Thames Distillers Ltd for hosting us in their fantastic gin distillery and bar, which sits at the heart of The Bottle Factory community. Who says yellow can’t be green? 💛💚 HAUS 1 has been "highly commended" for this year’s Dezeen Awards in the category Sustainable Renovation! This transformation project is the renovation of a dated office building into an eye-catching entrance building at the Atelier Gardens in Berlin. The sustainable approach for the project doesn't stop at reusing an existing building. HAUS 1 incorporates a timber pavilion made of cross-laminated prefab modules with bio-based materials, topped by a living roof of native plants that supports rainwater collection for a comprehensive water retention system. Green landscaping, new roof insulation, and sun shades enhance climate resilience, while energy-efficient LED lighting, low-temperature underfloor heating, and water-saving sanitary fittings – including rainwater-flushed toilets – further reduce the building’s environmental footprint. 🌍♻️ Prioritising reuse of the existing structure and selecting durable, recyclable materials, HAUS 1 demonstrates how sustainable transformations can achieve more with less. Another big one! Our 130,000 sqft, mixed-use repurposing of a redundant office building in Elephant & Castle received unanimous consent from London Borough Of Southwark last night - maintaining our 100% planning track-record. Our 283-bed Purpose-Built Student Accommodation-led (PBSA) scheme unlocks a site on the Walworth Road, that has laid derelict and largely empty for far too long, bringing forward a rich mix of uses that puts the area’s diverse communities at its heart. Demonstrating that student accommodation can meaningfully address and respond to the needs of local people. While also supporting students and other new residents to become active and productive community members. Our dramatic remodelling of the building will transform an unloved eyesore into a positive landmark on the high street – centred on community, food and nature. The ground plain will be given over to community – pretty much in its entirety: 🌳 A new community courtyard garden at the heart of the site provides green respite from the busy high street 🚶🏽♀️➡️ A new pedestrian route transforms its permeability, signposted with welcoming entrances lined in tactile glazed brick 🏬 New high street shops will drive footfall 👩🏽🍳 A new Community Kitchen, with local charity Pembroke House, will use the power of food to bridge existing communities and new residents, tackle social isolation, connect young and old, improve access to healthy, fairly-priced food and support emerging local food businesses. 🏡 And critically, we’re delivering 35% affordable housing on site – 23 new homes for Walworth, all of which will be for social-rent. Our plans prioritise the natural environment too. The all-electric scheme reuses the entire structure of the Walworth Road building. Air-source heat pumps and extensive rooftop PVs will significantly reduce energy demand. And nature is being reintroduced on a significant scale. 22 new trees and enough green and blue roofs to cover an Olympic swimming pool. We’ve got to this point through extensive input from the local community. What they’ve told us and the relationships we’ve built, have fed directly into our plans. HAUS 1 at Atelier Gardens is on its way to bringing home yet more awards and we need your votes! 💛 The bright yellow, beating heart of our impact and film campus in Berlin has been shortlisted for three more awards: 🟨 Dezeen Awards - Sustainability 🟨 Dezeen Awards - Workplace 🟨 Association of German Architects (BDA) - BDA Preis Berlin HAUS 1 is a once-dated, nineties building, turned into a striking office, which shows how building transformations can do more with less - focusing on preserving the existing structure and giving preference to reused, durable and recyclable materials, with a low environmental footprint. Formerly tired and grey, the building is now a bright yellow, welcoming beacon for the campus. A zig-zagging, 57m long stairscape, dotted with seating and viewing platforms, leads up to a new rooftop CLT pavilion and terrace, framing views of the Berlin skyline for all.
