Exclusive £5k deposit mortgage product for first-time buyers. This morning, Accord launched an exclusive £5k deposit mortgage product for first-time buyers (if it is a joint application, only one applicant has to be a first-time buyer!). The product is aimed at people who are struggling to find the required 5-10% deposit and will allow them to borrow up to 99% of the property value! The product is only available on houses at the moment, but this is likely to be reviewed based on demand. These products are only available through the intermediary market, one of the benefits of speaking to our team at Dunion Financial. In Edinburgh’s ever-evolving property market, consolidation trends have been emerging thick and fast among the Letting Sector. We have seen some well-known larger and smaller independent agencies taken over by bigger UK operators who strategically pursue mergers and acquisitions to capitalise on opportunities in the buoyant residential lettings marketplace. While we fully understand that market pressures due to the volatile UK economy, The Pandemic and Cost of Living crisis and the constant pressures of legislation and political focus could prompt considerations to sell a business, we do find the rate of consolidation alarming. Our concern mainly lies with the quantity and speed of consolidation, the potential for a reduction in the quality of personal service and of course, the Landlords and Tenants (and staff) who are sold alongside these businesses. Even more concerning perhaps is back in 2021, lettings agency business acquisitions expert Adam Walker predicted that the sector will eventually go the way of supermarkets during the 1970s and consolidate into a handful of major players. Are you a Short Term Let Landlord? Read on! As you may be aware, starting from April 2025, the UK Government is abolishing the Furnished Properties Tax Regime. This means that properties that are used for Furnished Holiday Lettings (FHLs) will be: ▶︎1. Subject to standard residential property Capital Gains Tax (CGT) rates (instead of the Business Asset Disposal Relief of 10%). ▶︎2. Removal of capital allowances for fixtures and furnishings. ▶︎3. Removing the ability to offset the full mortgage interest costs from profits. This move brings FHL onto a par with long-term lets. This tax change follows swiftly on the heels of introducing a licencing scheme for short-term lets in Scotland and may prove to be the last nail in the coffin for landlords in this sector. If you are currently a FHL landlord, it will be crucial to consider how this change will affect you and your business. You may want to explore alternative options, such as long-term letting. This could be a better option for you regarding tax implications and profitability. Long-term letting can provide a stable and consistent income stream without the added challenges of managing an FHL business. Before making any decisions, though, it is worth considering the pros and cons of each option.
