2024 has been another exciting year, marked by significant milestones that reflect our growth, innovation, and dedication to creating exceptional living spaces. As a transformative manager of spaces & places, we’ve made incredible strides across various projects. From breaking ground on new developments to securing crucial planning approvals, here’s a closer look at what we’ve accomplished: ✨ January – Construction started at Peelers Yard, our first BTR scheme in New Cross. This 81-home project blends modern apartments with the site’s historic 1800s police station features, creating unique living spaces. 🏗️ February – Work began on Osborne Yard, a residential scheme in Collyhurst. With 90 carefully crafted homes, it offers modern urban living with easy access to Ancoats, the Northern Quarter, and other vibrant Manchester districts. We also took over block management for Meadow Mill in Stockport, a 213-home site where we reduced service charges by 36% and introduced sustainability initiatives to encourage a thriving community. 📜 May – We submitted plans for Cross Keys, bringing 99 BTR homes, a rooftop garden, and a public courtyard to New Cross, right across from Peelers Yard. We also celebrated Duke & Parr in Liverpool winning Insider Workplace Fit-out of the Year! 🏆 ✔️ September – Cross Keys received planning approval, and construction began on Centric, our first residential scheme in Liverpool’s. This office-to-residential conversion will deliver 46 contemporary apartments in the City's Moorfields financial district. 🏗️ November – We’re officially out of the ground at Peelers Yard! ✨ Celebrating Creativity, Placemaking and Community in 2024 ✨ This year, we've proudly hosted a variety of events that reflect our commitment to creativity, placemaking, community, and collaboration. Through these events, we've connected with our local communities, supported emerging artists, and created spaces for meaningful interaction. Here’s a look back at some of the highlights: 🎨 March – The Collective art exhibition at Elevator Studios featured emerging talent from Liverpool Hope University, giving students a platform to showcase their work. 🎨 April – The Softwire Gallery Takeover brought together our local creative community in Hilton House, celebrating the artistry of neighbours from Softwire. 🏳️🌈 June – We raised funds for the LGBT Foundation with a Pride Bake Sale, combining delicious treats and community spirit. We also hosted the Baltic Breakfast Club in Elevator, a networking opportunity for Elevator's residents and businesses to meet and collaborate. ✨ July – Hilton House showcased David Judge’s 'I Think I’m Nocturnal' work, exploring the thrill and fear of the city at night. 🌱October – Hilton House displayed Threads, an exhibition exploring identity and emotions, while supporting Turning Point’s community garden project in Manchester. We also welcomed PottyMCR, a small local business, for a plant pop-up. Residents and the public had the opportunity to brighten their spaces with beautiful plants while supporting a local business. 🎶 November – Sound & Vision at Elevator Studios offered an immersive journey into the connection between sound and visual art, benefiting Music in Mind’s Voices of Hope and Peace project, while Verses for Growth at Feel Good Club combined spoken word and live music to raise funds for Turning Point’s community garden. We also hit the trails for our Team Hike, bringing everyone together to enjoy nature and further support our charity partner. In a world of AI and digital data, I love seeing these little notes drop on the doormat. My mother in law ( who is also THE BEST Gran I could ever hope for my children to have) was brought up in the time of letters, papers and the good old postal service. Every now and then newspaper cuttings will arrive which screams ‘I care about you, I’m thinking about you and I made an effort to get this to you’. It creates a feeling beyond a link forwarded on WhatsApp… My daughter is looking at apartments in the city and BuyAssociation have got Grans attention, so maybe there IS still a place for good old fashioned marketing? So, who is still advertising to those who still love the nostalgia of pen, paper and post?

We’re transforming a former police station into 81 stunning new homes at Peelers Yard, combining modern living and a touch of Manchester’s history. A big shoutout to FRAMECLAD LIMITED, who are bringing their expertise to the project with their framing system, helping us make this vision a reality!
Peelers Yard, New Cross, Manchester Built on the site of an 1800s police station in one of Manchester’s latest neighbourhoods – the aptly named Peelers Yard is a new Build-to-Rent apartment complex. Transforming unloved spaces into vibrant places, the CERT development creates 81 contemporary open plan one and two bedroom apartments across eight floors together with duplex penthouses and townhouses. Designed by Tim Groom Architects and sustainably engineered by Ridge and Partners LLP, this is a truly amazing scheme which seamlessly brings together new build and historic elements. Dale Joy said: “Frameclad has been appointed to design and manufacture our fully tested non-combustible steel framing system for the project. Our ability to be engaged early, and partner throughout the process is ideal for projects such as this. “We are providing fully assembled and pre-boarded loadbearing panels along with the hot rolled ancillaries. This demonstrates the adoption MMC and DfMA whilst retaining the heritage of the existing site. ”We are privileged to work alongside Big Red Construction Group supporting CERT - What's next, starts here.” In line with the developer’s sustainability ethos, the centrepiece of Peelers Yard is the former police station’s 25-metre chimney stack, which has been retained and will be adorned with a lantern. #LightSteelFrame #SteelFramingSystems #BuiltToRent #BuildingSafety #SustainableHomes

Finishing the week seeing the awesome Afrodeutsche and my favourite Manchester MC Chunky at a Boiler Room in the new club Amber.
