🎄 President's Christmas Message 2024 🎄 As 2024 comes to a close, I extend warm holiday greetings on behalf of the National Executive and our three branch committees. This year has presented challenges for everyone, especially those governing, managing, and owning unit title properties. Your loyalty and support of BCCG have been invaluable as we provide support, education, and guidance. A significant milestone this year was the opening of the new South Island branch. Thank you to Mark Darbyshire and his committee for their efforts. We've also seen the final tranche of the Amendment Act come into play, addressed various issues through branch meetings, and strengthened relationships with MBIE, SCA(NZ), CCRG, and ICW. Looking ahead to 2025, we anticipate ongoing challenges, particularly with insurance and emergency management planning for apartment buildings. We also recognize the vital role of Body Corporate managers and Building managers in ensuring smooth operations. Thank you to all members of the National Executive and branch committees for your commitment. Together, we have achieved much in 2024 and will continue to do so in 2025. Best wishes for a relaxing and enjoyable summer break. Tim Jones National President 23-Dec-2024 #MerryChristmas #HappyNewYear #BCCG #CommunitySupport #2025Goals

RIP Nikki - you will be missed by so many
BCCG acknowledges the Passing of Nikki Kaye We were all exceedingly saddened to hear of the passing of Nikki Kaye yesterday. Many owners of unit title properties and members of the BCCG hold Nikki in the highest esteem because it was her Private Members bill that ultimately became the Unit Titles Act Amendment Act 2022. Nikki’s bill to Strengthen Governance and other matters on the Unit Titles Act 2010 was plucked from the ballot some years ago. She brought together a group of industry experts to help her draft a bill. A prominent and well respected BCCG representative was included in that Working Group. Her drive to see this bill advance to become law saw her work assiduously to get the bill accepted by Parliament. As the member for Auckland Central, she has a strong belief that the Act needed to be improved for the benefit of the growing number of constituents in her Auckland Central electorate who lived in apartment buildings. Ultimately when she retired from Parliament her bill was taken up by others in the National Party and later by the then Labour Government. The bill gaind support across the House, to become law in 2022. She was aware of the many shortcomings of the 2010 Act but focussed her bill on 5 key areas that needed amendment, and which together would improve the Governance and Management of unit title developments. The whole of the Unit Title industry owes a huge debt of gratitude to Nikki Kaye for her foresight and drive to get the amendment through to become law. Our thoughts and condolences go out to Nikki’s family, friends, and former parliamentary colleagues. Tim Jones BCCG - National President. Auckland.

If you own an apartment in Tauranga? Why don't you connect with us at this road show this weekend?
We want to thank Body Corporate Chairs Group and Strata Community Association (NZ) for including us in their joint roadshow event in Tauranga earlier this week. It was a great opportunity to connect and learn alongside Body Corporate Chairs, committee members, and managers. Panelists included Anita Reinecke (SCA NZ President), Tim Jones (BCCG National President), and Brosnan’s own Richard Ashton (Principal – Property Solutions). We’re excited to continue these important conversations and support the sector as it evolves.

BCCG supports having informed managers and BCCG Chairs & committees. A successful Body Corperate is a true community!
In strata management, understanding client needs from the outset is key to a successful and smooth working relationship. When we take the time to truly listen, we not only gain clarity on their goals but also establish a solid foundation of trust. By setting clear expectations early on, we can avoid misunderstandings, improve communication, and ensure that all parties are aligned. Whether it's managing budgets, maintenance, or governance, proactive and transparent communication is essential for meeting these expectations. Remember, a well-informed client is an empowered one, and that leads to better outcomes for everyone involved in the strata community. #StrataManagement #ClientRelationships #Communication #ExpectationSetting #StrataCommunity

I'm left speechless, having read this article. This is a recipe for disaster, if the article is in fact accurate. Whilst wait times for inspections may be reduced, the cost to the country and affected families as a result of failures from an inadequate inspection regime would be catastrophic. Similarly, we might lower emissions from building inspectors not travelling but the waste and associated negative effects on the environment that will inevitably come about as a result for rework would far outweigh any benefits. Chris Penk MP you really need to listen to those reluctant councils and those of us having worked through the leaky building crisis here in NZ over the past few decades.
