The fund is the largest commercial real estate fund in the Baltics with very well diversified portfolio - 35 different assets and 564 tenants. The portfolio running unleveraged net yield is 8,0% and LTV only 40%. The share are offered at 19 € per share which is 7% discount to NAV. The historical dividend yield is 5% per year. EfTEN Real Estate Fund is considering to undertake a new public share emission in fourth quarter of this year. The total size of the new share emission is 10 - 15% of current equity level which equals to 20 - 30 million euros of fresh equity. The use of proceeds is acquisition of new commercial properties. Nasdaq listed EfTEN Real Estate Fund AS has completed the third elderly care facility in Estonia in close cooperation with Südamekodud AS. Elderly care facilities are generally outdated in the Baltics. The demand is clearly increasing. Therefore suitable properties needs to be built-up from scratch. Elderly care gives additional diversification next to retail, offices, logistics, governmental and hospitality segments. EfTEN Real Estate Fund AS consolidated sales income for the second quarter of 2024 was 7.957 million euros (2023 II quarter: 7.961 million euros). The consolidated sales revenue of EfTEN Real Estate Fund AS for the first half of 2024 was 15.918 million euros (2023 first half: 15.749 million euros). The group's net rental income totalled 14.781 million euros in the first half of 2024 (2023: 14.704 million euros). EfTEN Special Opportunity Fund made its first investment. We helped to co-finance ZeroSum Asset Management recent acquisition, Svitrigailos 11B business centre in Vilnius. EfTEN provided 2 million euros bond financing with 50 months duration. The mission of EfTEN Special Opportunities Fund is to provide different financing layers for developers or asset managers in their acquisitions or development projects in the Baltics. The fund can be an investor via equity, mezzanine financing, bonds or to be senior debt provider as it suits project needs.
