    𝐍𝐞𝐮𝐞 𝐒𝐭𝐮𝐝𝐢𝐞: 𝐁𝐮̈𝐫𝐨-𝐔𝐦𝐧𝐮𝐭𝐳𝐮𝐧𝐠𝐞𝐧 𝐰𝐞𝐠𝐞𝐧 𝐇𝐨𝐦𝐞𝐨𝐟𝐟𝐢𝐜𝐞 𝐤𝐨̈𝐧𝐧𝐭𝐞𝐧 𝟔𝟎.𝟎𝟎𝟎 𝐖𝐨𝐡𝐧𝐮𝐧𝐠𝐞𝐧 𝐬𝐜𝐡𝐚𝐟𝐟𝐞𝐧 Die Umnutzung von leerstehenden Büroflächen in den sieben größten deutschen Städten – Berlin, Hamburg, München, Köln, Frankfurt, Stuttgart und Düsseldorf – bietet das Potenzial, rund 60.000 neue Wohnungen für 102.000 Menschen zu schaffen. Dies zeigt unsere neue Studie des ifo Institute – Leibniz Institute for Economic Research und Colliers in Zusammenarbeit mit Andreas Trumpp FRICS, CREA®, Tobias Dichtl, Susanne Kiese & Alexander Rutsch. 🏠 𝐖𝐨𝐡𝐧𝐮𝐧𝐠𝐬𝐧𝐨𝐭 𝐥𝐢𝐧𝐝𝐞𝐫𝐧: Rund 30 % der leerstehenden Büroflächen könnten technisch und baurechtlich in Wohnraum umgewandelt werden. Dies entspricht in den nächsten Jahren 2,3 Millionen Quadratmetern. Durch den sinkenden Büroflächenbedarf wegen Homeoffice kommen mittelfristig voraussichtlich weitere 3,5 Millionen Quadratmeter hinzu. Das kann den Wohnungsmangel in den Großstädten lindern. Doch nur ein kleiner Teil der Umnutzungen ist wirtschaftlich realisierbar. Kreative Nachnutzungskonzepte sind daher gefragt – von Teilumnutzungen bis zur Quartiersentwicklung. 📉 𝐇𝐨𝐦𝐞𝐨𝐟𝐟𝐢𝐜𝐞 𝐫𝐞𝐝𝐮𝐳𝐢𝐞𝐫𝐭 𝐁𝐮̈𝐫𝐨𝐟𝐥𝐚̈𝐜𝐡𝐞𝐧𝐛𝐞𝐝𝐚𝐫𝐟: Homeoffice ist in Deutschland fest etabliert. Ein Viertel der Beschäftigten arbeitet regelmäßig von zu Hause, was die Büroflächennachfrage bis 2030 um 12 % senken wird. Insbesondere große Dienstleistungsunternehmen reagieren darauf: 25 % verkleinern ihre Büroflächen, 20 % verlagern mindestens einen Standort. Durch Homeoffice wird der Leerstand weiter steigen und das Risiko von Bürogebäuden ohne Nachnutzung nimmt zu. 👩💻👨💻 𝐃𝐚𝐬 𝐁𝐮̈𝐫𝐨 𝐝𝐞𝐫 𝐙𝐮𝐤𝐮𝐧𝐟𝐭: Parallel werden die Büros an die neuen Arbeitsbedingungen angepasst. Die Unternehmen setzen verstärkt auf Desk Sharing, bauen Besprechungs- und Sozialräume aus und modernisieren die IT-Infrastruktur. Das Büro bleibt ein wichtiger Teil der Arbeitswelt, wird aber flexibler und digitaler.
