Cities like Toronto lead with policies such as the Net Zero Existing Buildings Strategy, offering blueprints for others. This recent Globe and Mail article is asking a critical question; is Canada running out of time to make its buildings #netzero? 🍁 Canada faces a significant challenge in achieving net-zero emissions for its building sector by 2050. According to The Globe and Mail despite ambitious goals outlined in the 2021 Canadian Net-Zero Emissions Accountability Act and interim targets for 2030, experts warn the pace of progress is insufficient. 🤔 Why ? 🏢 According to #CanadaGreenBuildingStrategy, with over 564,000 commercial and institutional buildings across the country—many of which will still be in use by 2050—extensive retrofitting is critical to reach net-zero targets. 🏢 Zero Carbon Building Standard updated last July states that to meet climate goals, Canada needs to #retrofit 3% of its buildings annually and make significant investments in greener infrastructure. However, all across Canada, the rate of retrofits fall far short of the scale required. 🤔What should building owners do? 🧱 Prioritize #reuse over #demolition: Retain existing buildings to preserve #embodiedcarbon and reduce environmental impact. Even with major retrofits, reusing structures often minimizes embodied carbon compared to starting anew. 🏗️ Invest in #DeepEnergyRetrofits: Upgrade building systems and envelopes to achieve at least a 50% reduction in energy use and a 90% decrease in operational carbon emissions. Focus on enhancing insulation, sealing air leaks, and electrifying HVAC systems to maximize energy efficiency and transition to clean energy. 🤔Is it worth it? 💰 While #decarbonizing the building sector in Canada could cost over $400 billion overall, there are ample research to show high returns on investment through energy savings and tenant demand. For example, at Richmond’s Airport Executive Park, replacing decades-old gas heating systems with electric heat pumps is expected to reduce energy costs by up to 50% annually. 🤔What is holding this back? Although the long-term gains are evident, the decision making process for building retrofits are daunting. 🤯 Every building is unique, with factors like geometry, envelope performance, system conditions, and utility costs creating millions of potential pathways to net-zero. And also to be justifiable and feasible, retrofits must balance financial performance, equipment lifespans, and regulatory timelines, making phased upgrades essential. 🚀 This is where Adaptis can help! 📢 A recently published white paper by Cornell University titled "Constructing a Circular Economy in New York State: Deconstruction and Building Material Reuse", lays out a transformative roadmap for shifting from wasteful demolition practices to deconstruction and material reuse—unlocking immense economic, environmental, and social potential. 💡Here’s our three key takeaways for building owners, developers, and policymakers on why they should care about #CircularConstruction: 1️⃣ #NewYorkState produces over 18 million tons of construction and demolition (C&D) waste annually, accounting for 46% of the state’s total waste. Nearly 60% of building-related waste is landfilled, combusted, or exported, with two major C&D landfills closing by 2025, escalating the problem. 2️⃣ Buildings and waste are the first and fourth largest contributors to greenhouse gas emissions in NYS, responsible for 43% of annual emissions. Linear “take-make-waste” practices undermine both climate goals and community health. 3️⃣ Transitioning to circular construction—prioritizing #deconstruction, #materialrecovery and #reuse can: 🔹 Generate $872 million to $1.4 billion in economic activity 🔹 Create between 8,130 and 12,630 green jobs 🔹 Divert waste and reclaim 270,000 to 420,000 tons of materials for reuse 🔹 Prevent up to 75% of embodied carbon emissions This white paper also provides 19 policy and practice recommendations for fostering the workforce, market, and infrastructure necessary to make New York a national leader in circular construction. Last week, the Adaptis team had the pleasure of attending the CLF Toronto | Carbon Leadership Forum’s Embodied Carbon Awards Ceremony, now in its second year. In partnership with CLF Ottawa | Carbon Leadership Forum, the event celebrated Ontario-based projects and organizations leading the way in low embodied carbon design. 🏆 The awards highlighted exceptional achievements across six categories, including New Construction, Retrofits & Reuse, Interiors, Organizational & Public Sector Leadership, and Innovation in Industry—showcasing groundbreaking efforts to decarbonize Ontario’s building sector. Embodied carbon—emissions tied to materials and construction processes—accounts for nearly half of emissions in new builds. With global building activity surging, government policies are driving action: 👉Canada: 🔹 The Standard on Embodied Carbon in Construction (2022) mandates disclosure and reduction of embodied carbon in concrete for tender bids. 🔹The Standard on GHG Emissions Disclosure (2023) applies to projects over $25M, requiring emissions measurement and disclosure. 🔹Vancouver Building Bylaw (2025) will enforce compliance pathways and standardized embodied carbon modeling. 👉United States: 🔹The Inflation Reduction Act (2022) strengthens Buy Clean programs, targeting embodied carbon in materials. 🔹The CALGreen Code (2024-2025) introduced embodied carbon requirements, offering compliance options such as building reuse, life cycle assessments, and product declarations. These policies highlight the urgency of tackling #embodiedcarbon, and platforms like the Embodied Carbon Awards are essential for recognizing efforts, fostering innovation, and building momentum for change.
