New #MassTimber Building Codes to Take Effect in #Michigan in 2025: https://lnkd.in/e3JM4X3Y Those seeking to #design and #build mass timber buildings in Michigan will soon have more options – including the ability to go up to 18 stories – with the recent adoption of the 2021 Michigan Building Code, scheduled to take effect on April 9, 2025. Michigan is currently operating under the 2015 Building Code, the first version to allow for the use of cross-laminated timber (CLT) panels in commercial construction. The incoming 2021 Michigan Building Code, based on the 2021 International Building Code, includes three new mass timber building types – Type IV-A, Type IV-B, and Type IV-C, allowing for mass timber structures up to 19, 12, and 9 stories, respectively. #CLT #offsiteconstruction #buildingcodes

University of Arkansas Community Design Center Projects Win National and International Awards: https://lnkd.in/e43TS-9e One winner, a one-story courtyard prototype, was #prefabricated #offsite from #crosslaminatedtimber (#CLT) panels, a low-carbon construction technology. The central courtyard ensures a biophilic (love of life) design where occupants experience a fundamental connection to nature regardless of context. The courtyard also ensures that the building volume is one-room deep for optimizing cross ventilation and natural light. The U of A Community Design Center, directed by Steve Luoni since 2003, is an outreach center of the Fay Jones School of Architecture and Design. Luoni is also Distinguished Professor and the Steven L. Anderson Chair in Architecture and Urban Studies at the university. "We are pleased that our design work in food systems, housing and community planning continue to receive widespread recognition," Luoni said. "Our hope is that it gives our project sponsors and stakeholders the incentive to move the projects forward."  #offsiteconstruction #offsitedesign

Sears Street Development Brings #Modular #AffordableHousing to #Ithaca: https://lnkd.in/dywR33Yi A new #housingdevelopment on Sears Street is set to provide affordable homeownership opportunities in the heart of downtown Ithaca. Spearheaded by Ithaca Neighborhood Housing Services, Inc. (INHS), the project will bring four #modularhomes to the site, offering #energyefficient #housing for income-qualified buyers. The modular nature of the homes is a distinctive feature of the project. According to Lisa Nicholas, the City of Ithaca’s Director of Planning, the homes were built in large sections #offsite and assembled at the Sears Street location. This approach offers several advantages, including cost savings, reduced construction time, and minimized disruption to the neighborhood. “It’s a faster and less invasive process than traditional construction,” Nicholas said. “Once the modular pieces arrive, the homes will go up quickly, which is a benefit for the residents and the surrounding community.” #modularconstruction #offsiteconstruction

#Milwaukee plans to build #netzero #modularhomes for lower-income residents — but it’s not easy: https://lnkd.in/e5JF93vn “It remains an ambitious project,” said Milwaukee environmental sustainability director Erick Shambarger. “We’re trying to support equity, climate, new technology, manufacturing. It takes some time, but we’re excited about it and looking forward to making it a success.” The city sought a local manufacturer, but an initial request for proposals yielded no viable candidates. Now the city and University of Wisconsin-Milwaukee professors are working with the RMI to convince a qualified company to open a site in Milwaukee to make #energyefficient #panelized home components at commercial scale, for both the city and private customers. “It’s such a great fit for Milwaukee,” said Lucas Toffoli, a principal in RMI’s #carbonfree buildings program. “It’s a city that has a very strong blue-collar tradition, so the idea of bringing back some #manufacturing, and leveling up the home-building capacity of the city feels very congruent with the spirit of Milwaukee.”

#NewYorkCity has become the latest local government to join a nationwide push for more backyard #tinyhomes and converted basements: https://lnkd.in/gjhbqfRA One planning expert estimates the city will create 20,000 secondary units as result of this proposed #housingreform. Thousands of backyard tiny homes and converted garages, basements, and attics are anticipated to be constructed.

America’s Biggest Apartment Owner, Greystar, Takes a Leap Into #ModularHomes: https://lnkd.in/duex5TJC Using #modularconstruction, this project was roughly 10% cheaper for Greystar to build relative to a traditional #multifamily project in nearby #Pittsburgh. The apartment units have between one and three bedrooms and range in size from 662 square feet to 1,373 square feet. Says Jose Luis Blanco Alvarez, a senior partner at McKinsey & Company, of this and similar projects: “We’ve seen modular as a choice. I think we’re past beyond that.
