Last week’s One Day Website was LIT 🔥🔥🔥 in more ways than one… During the lunch break on our One Day Website build, Ben took a quick trip to get some medicine for his dog. He doesn’t waste any time, it seems. In addition to tending to trees, Ben from @chopnchiptrees also has a knack for saving people from car fires. You shouldn’t be embarrassed by your website Yet so many business owners are My wife and I love entertaining guests in our home It’s not a huge house But we’re proud to live a fairly minimalist lifestyle All while raising four kids And able to maintain a well kept home The trick? Don’t you dare look in the closet in our library! That thing is jam-packed and overflowing with bins, boxes, toys that don’t fit anywhere else, dried up markers, cords from old tech that I can’t seem to let go of, about a million crayons out of their boxes, and countless other things that just need to be Out. Of. Sight. We’d be embarrassed to open that door So we don’t We open our front door, invite guests into our home, and enjoy the company in the living areas that we’ve tidied up, cleaned, and decorated with family pictures and our favorite items Your website is your online home Where guests come to visit every day! (Not just for dinner parties) → It needs to be well kept  → It needs to make the best first impression → It needs to be the platform to tell your story  → It needs to be a true reflection of who you are So get that website spick and span because your guests are showing up unannounced, at all hours, day or night. _ How do you feel about your website?  Does it represent you at your best?

Two matters on the boil at the moment where MI not dealt with at the start: 1. A covenant which precludes property being used as holiday rental. Our client wants to buy it as a holiday rental (it's in a holiday hotspot) and bought it for that reason only. Sellers and agents know this and are currently renting house out on a holiday let basis. Covenant created in 2007. 2. 1984 covenant, only one dwelling and no building on the garden land. Others too, but these are the most pertinent. Garden land sold off and developed last year. No consent from the Council (was right to buy) anywhere to be seen and not yet been presented with any viable way around it. Both sets of clients asking if they have to pull out, what about their sunken costs? Why wasn't this picked up at point of marketing? Why wasn't it picked up when they bought it? (Who knows, maybe it was). But both parties (sellers and agents in both cases) say they simply had no idea. 🤷♀️

Home Buying & Selling Council The issue isn’t multiple signatures or paper files or digitisation. The issue is estate agents list properties before Title is reviewed and without proper consideration of Title and without any Material Information being provided. All we need is a law-this will require legislation-that a property cannot be listed until: 1 Title has been checked and perfected by a Solicitor or Licensed Conveyancer and 2 a pack of all relevant documentation has been created and collated (whether that’s digitised or not doesn’t matter).

If you feel like your apartment community's marketing performance is in a rut, try these 3 things to kickstart it back into gear: 1. Get rent/availability on your website. Of all the different factors that play into a prospective resident's decision to rent from any one particular community, knowing the monthly rent and whether there's a current opening in their preferred floorplan always come first. These two pieces of information DRIVE URGENCY. 2. Focus on your floorplan content. The "Floorplans" page on apartment websites is common but could be improved. Instead of listing all options on one page, consider creating separate pages for each floorplan with photos, videos, detailed amenity info, and pricing/availability. 3. Prioritizes leases over leads. Choosing which channels you want to build into your marketing plan should be less about 'how many leads can these deliver for me' and more about 'how many leases'. Quality over quantity matters, and you may have more success when you choose to condense your channels to ones actually delivering leasing impact now. #multifamilymarketing #apartmentmarketing
