Milton Keynes is home to many head offices of big national and international names, and ever since we opened Bogota Coffee Co nearly 11 years ago, Homebase is the name that has had the biggest impact on us. Since the start we got to know so many staff from the neighbouring HQ that was just over the road at Witan Gate. These are people that we interacted with every day. From initial small talk, to learning names and job roles, to sharing personal details about their lives, and ours. They were customers, yes, but I like to think that they, and us, didn't see them that way after so long. It's hard not to when they're so present, usually at the same time every day. It's something you get a feel for when you work in a job like ours, or when you visit somewhere that becomes part of your routine, and therefore, your life. It can leave a big hole. Outside of personal acquiantance, it cannot be overstated how much the daily custom and support grew our business and created jobs in our shop as a result. Many will know the history behind the takeover by Wesfarmers, an Australian company that moved a whole team to Milton Keynes in 2016. While this didn't prove beneficial to Homebase, it represented a huge leap for us in terms of revenue and upping our game. These Aussies knew their coffee and we had to keep pace. This was Bogota at its peak in terms of footfall. When Wesfarmers exited in 2018 and the team returned to Australia, we lost a third of our weekday trade as a result; this is how big one group of regular customers was to us. Fortunately, many of the UK-based staff that Wesfarmers introduced to us carried on coming, pretty much up to now. It's the transient nature of somewhere like a coffee shop. You get to casually know someone and then one day you notice they're gone. It can feel strange when that kind of reliable stability is no longer there. You might have seen these people more than some saw their families, or your own. But in the end we're all just particles in our own mini universe. There's no other way to really explain it, this hospitality business of ours. I'd like to thank everyone that has visited us and who we've come to know for supporting our business and sharing your time with us. I can't explain how much it's meant. I hope our shop made a mark, it's what we always want to achieve. Somewhere friendly and warm that you could rely on. And if you also enjoyed your coffee then that makes me happy too. I don't pretend to know what happens next for the HQ and the people there, and I don't pretend to know how they are feeling. I just want to thank you and wish everyone all the best for the future. A STRATEGY TO GROW YOUR SALES BY 50% As journeyed to my office this morning, I came across a prado jeep say a 2019/2020 model. wound up with its chilling AC and you would see the signs of that from the windows. At the front seat, sat a furry Dog enjoying the view of the wind screen and of course the cool ride. I said to myself, see a Dog enjoying in this beautiful ride, whereas humans are in the heat in this scourging sun. Where am I going with this. My brother and my sister, ...stay with me The dog might be said to be an animal, far lesser to humans, but in this case and over the generations, it has been tagged mans best friend. In many houses, where they are kept as pets, they eat the same food similar to that of the owner, the enter the same sitting room and some are even allowed on the beds of the owner That is some premium treatmet. What has the dog Done? It has in some way enabled itself to benefit from the ability to attach itself right to the right source, to a higher being to those that gives it leverage over other animals. and on the other hand offers some sort of protection or emotional support to those it cleaves to. where have you seen a goat chilling on the front seat of an AC luxurious car? I for one have not seen. Where does the strategy lie? Aunty Florence and Uncle paul. Find leverage! Find Collaboration, if you have a product, that can sell in supermarket, get your product on their shelf. do what it takes. If you sell paint or building materials, find building contractors, property developers, and other higher players (latch on to them) and get those businesses. the amazing thing about this strategy is that it can bring constant repeat business once this association is well established. Those life changing decisions that go right or a bit wrong!… As you know floristry and flowers was always my plan when I left my last business, from a teenager I always dreamt of a flower shop, probably growing up in a sweet shop fuelled that dream! So I studied and got some floristry qualifications whilst I was deciding what to do when working out my exit plan and then the decision to buy a shop that was available or start an online business came to the fore. For the £75,000 that the shop would have taken I was convinced to start the online business and parked that dream to help florists through business and sales coaching. I also invested heavily in a ecommerce website to generate orders for the members to help them earn more money and demonstrate what would be needed to increase revenue. Basically I built a million pound business structure from scratch with no customers! 🤡 Not living with regrets is something I aim to use as a guide but with hindsight I wished I’d taken the opportunity of the first option, it was a business that had a track record, that had a team that could have been incentivised to help me grow and then set up the coaching with that experience. There are a lot of positives that came as an offshoot of making this decision that have led me to the Go To Jo business and amazing clients I have and will have. At risk is the Historic Adelaide Central Market, a cherished landmark facing challenges in the City of Adelaide with the skills of a proven "Placemaker" needed to change the direction of the major Capital City. Adjacent lies the Central Market Plaza, which is experiencing extremely high vacancies. The Adelaide Central Market, Market Square under construction, is a multilevel retailing plan that raises concerns given the questionable success of multilevel retailing in Adelaide's CBD, as evidenced by the struggles of the Myer Centre in Rundle Mall. The decline of the Adelaide Historical Central Market can be traced back to the demolition of its stunning historical "Meat Hall," which was replaced by a suburban Coles Supermarket and the ill-fated Adelaide Market Arcade. The Adelaide Market Arcade's lack of historical authenticity failed to attract sustained footfall, impacting the traditional traders within the Central Market. As the Historical Adelaide Central Market shifts towards food cafes, generational produce traders face challenges due to a need for more repeat business. The ongoing construction of Market Square will introduce further retail spaces, which could divert traffic from existing stall holders, complicating the Adelaide Central market dynamics. Proven "Placemaker" expertise is needed to revitalize CBD retailing and transform it into a vibrant tourism destination. Drawing parallels to one of my previous major urban projects and highly successful urban projects in Melbourne Central, the importance of strategic retail planning and creating unique experiences is evident. Melbourne Central is expected to generate footfall of around 40m people by the end of this year and probably by the end of next year, a footfall of around 50m people annually with the new adjacent Metro Railway station, the Library Station cheek-by-jowl to the existing underground Double Decker underground railway station Melbourne Central which today is one of Melbourne's busiest underground railway stations, thanks to my passion to fully integrate this major strategic underground Double Decker station to my plan for Melbourne Central which the other bidders did not understand. Reflecting on past achievements, including the iconic RM Williams store in Melbourne Central, underscores the impact of my visionary retail initiatives.
